Project Owner Overview:
\nAddis Tesfa 13 Housing Cooperative Society is a member-established organization, founded in 2015 E.C. under the Addis Ababa Housing Association. Our primary mission is to construct quality apartments through the collective contributions of our members, providing tangible housing solutions and fostering community development.

\nDuration: 18 to 24 Months
\nPosition Overview
\nThe Project Manager (serving also as General Manager) will be fully responsible for planning, coordinating, and supervising all stages of the project \u2014 from mobilization to handover. This includes managing the site team, contractors, budget, schedule, and ensuring high-quality delivery according to approved designs and specifications.
\nKey Responsibilities
\n1. Project Leadership & Planning<\/p>\n
Develop and execute the overall project implementation plan.
\nCoordinate with consultants, architects, engineers, and contractors to ensure smooth communication and workflow.
\nPrepare work schedules, procurement plans, and progress targets.
\nEnsure all required permits, licenses, and approvals are obtained.<\/p>\n
2. Site Supervision & Construction Management<\/p>\n
Lead all site operations, ensuring progress aligns with approved plans and specifications.
\nSupervise engineers, foremen, subcontractors, and workers.
\nOversee material supply, machinery use, and labor allocation.
\nMonitor workmanship to maintain high construction quality and safety.<\/p>\n
3. Budget & Cost Control<\/p>\n
Manage and track all project costs, ensuring expenditures stay within the approved budget.
\nApprove material and equipment purchases based on quality and cost-effectiveness.
\nReview and verify contractor payments, variations, and claims.
\nPrepare monthly financial and progress reports for the project owners.<\/p>\n
4. Quality & Safety Assurance<\/p>\n
Enforce quality control and site safety standards at every phase.
\nEnsure compliance with Ethiopian building codes and regulations.
\nCoordinate testing of materials and structural elements.
\nMaintain proper documentation of inspections, reports, and certifications.<\/p>\n
5. Communication & Reporting<\/p>\n
Act as the main contact between the project owners, consultants, and contractors.
\nConduct and document regular site meetings.
\nProvide weekly and monthly progress reports detailing achievements, issues, and next steps.
\nAddress risks and resolve site conflicts promptly.<\/p>\n
6. Team & Resource Management<\/p>\n
Recruit, train, and supervise site and administrative staff as needed.
\nSet clear performance goals and maintain strong teamwork on site.
\nPromote accountability, transparency, and efficiency in all project activities.<\/p>\n
About You<\/p>\n
Qualifications & Experience<\/p>\n
Education: Bachelor\u2019s degree in Civil Engineering, Construction Management, or a related field (Master\u2019s degree preferred).
\nExperience: Minimum 10 years of relevant professional experience for B.A. holders, and 8 years for M.Sc. holders, including the successful management of at least one high-rise project (10+ floors).
\nTechnical Expertise: Strong knowledge of modern construction methods, quality standards, and safety procedures.
\nProject Management: Proven experience in project budgeting, scheduling, and cost control.
\nLeadership: Excellent communication, coordination, and team management skills.
\nSoftware Skills: Proficiency in MS Project, AutoCAD, and other standard construction software tools.
