About the Role<\/p>\n
We are seeking a proactive, results-driven Operations Manager to oversee residential and agricultural properties, including maintenance of existing projects and construction of new real estate.<\/p>\n
You will also take ownership of an ongoing residential construction project (seven-unit apartment block), managing completion of unfinished units and renovation of existing ones.<\/p>\n
Your role is simple: ensure everything on the ground gets done\u2014properly, on time, within budget, and to a high standard.<\/p>\n
This is a hands-on, field-based role requiring frequent site visits, supervision, and direct involvement in daily operations, contractor coordination, procurement, and execution. Strong performance may lead to future project opportunities.<\/p>\n
Key Responsibilities<\/p>\n
\tConstruction & Project Oversight<\/p>\n
\t\tManage daily site operations across multiple locations and projects
\n\t\tSupervise contractors and subcontractors, ensuring adherence to timelines, budgets, and quality standards
\n\t\tOversee completion of new builds, renovations, and unfinished units
\n\t\tTrack progress against plans; identify and resolve delays, risks, and site issues early
\n\t\tEnsure materials, usage, and deliveries match specifications and budgets
\n\t\tEnforce health, safety, and building regulations at all times
\n\t\tConfirm milestone completion before payments<\/p>\n
\tMaintenance & Property Operations<\/p>\n
\t\tOversee maintenance across all properties with rapid response timelines
\n\t\tDispatch and supervise technicians; verify quality of repairs
\n\t\tTrack recurring issues and implement root-cause solutions
\n\t\tMaintain maintenance logs and property condition records<\/p>\n
\tVendor Sourcing, Procurement & Management<\/p>\n
\t\tSource, vet, and onboard contractors, suppliers, and service providers
\n\t\tMaintain at least 2\u20133 vetted vendors per category
\n\t\tObtain competitive quotes (minimum three where applicable)
\n\t\tManage procurement, material tracking, and usage monitoring
\n\t\tEvaluate vendor performance and replace underperformers<\/p>\n
\tBudgeting, Reporting & Records Management<\/p>\n
\t\tMaintain accurate cost records, budgets, and expenditure tracking
\n\t\tPrepare regular cost reports, material usage reports, and progress updates
\n\t\tSubmit structured daily, weekly, and monthly reports with photo\/video evidence
\n\t\tTrack tasks to completion and escalate risks early
\n\t\tMaintain organized documentation (site instructions, variations, approvals)
\n\t\tCommunicate proactively with stakeholders\u2014no surprises<\/p>\n
Requirements<\/p>\n
Education: Diploma or Degree in Real Estate, Civil Engineering, Construction Management, Architecture, or related field<\/p>\n
Experience: 2\u20135+ years in construction, property, or project management (strong hands-on site experience required)<\/p>\n
Skills & Competencies:<\/p>\n
\tStrong knowledge of construction processes, procurement, and project lifecycle
\n\tProven ability to manage contractors, budgets, and timelines
\n\tHighly organized, detail-oriented, and self-driven
\n\tStrong communication and reporting skills
\n\tProficient in MS Office and basic project\/reporting tools
\n\tProblem-solving mindset with high accountability and integrity<\/p>\n
Additional Requirements<\/p>\n
\tMust be based in or near Kisumu and willing to travel regularly
\n\tFamiliarity with Kenyan construction regulations and permitting processes is an advantage
\n\tProfessional memberships (e.g., relevant construction bodies) are a plus
\n\tMust be comfortable in a fully field-based, high-ownership role<\/p>\n
