Seeking a dedicated and hands-on Property Manager\/Caretaker to oversee the day-to-day operations of the mall. This is a dual-focus role requiring someone equally comfortable managing facilities and building strong relationships with tenants. You will be the first point of contact for all property-related matters and the key person ensuring the mall runs smoothly, safely, and professionally at all times.<\/p>\n
KEY RESPONSIBILITIES<\/p>\n
Facilities & Maintenance<\/p>\n
\tOversee the general upkeep, cleanliness, and appearance of the mall premises including common areas, parking, and exterior
\n\tCoordinate and supervise maintenance, repairs, and service providers (plumbing, electrical, cleaning, security, etc.)
\n\tConduct regular property inspections and proactively identify and resolve issues before they escalate
\n\tManage relationships with contractors and vendors, ensuring work is completed to standard and on time
\n\tMonitor and maintain all utilities, equipment, and infrastructure including CCTV, generators, and water systems
\n\tEnsure compliance with health, safety, and fire regulations at all times<\/p>\n
Tenant Relations<\/p>\n
\tServe as the primary point of contact for all tenants \u00a0handling inquiries, complaints, and requests promptly and professionally
\n\tSupport tenant onboarding and move-in\/move-out processes
\n\tMonitor lease compliance and flag any concerns to property ownership
\n\tBuild and maintain positive, long-term relationships with all tenants
\n\tCoordinate with tenants on renovations, fit-outs, or any works affecting their units
\n\tCollect and track rent payments and report arrears to management<\/p>\n
Administration & Reporting<\/p>\n
\tMaintain accurate records of maintenance schedules, contracts, tenant communications, and expenses
\n\tPrepare regular reports for property ownership on operations, occupancy, and issues
\n\tAssist with budget tracking for property operational costs
\n\tEnforce mall rules, regulations, and policies consistently and fairly<\/p>\n
QUALIFICATIONS & EXPERIENCE<\/p>\n
\tDiploma or degree in Property Management preferred but not required , Real Estate, Facilities Management, or a related field
\n\tMinimum 3 years of experience in property management or a similar caretaker role, preferably in a commercial or retail setting
\n\tSolid understanding of building systems, maintenance best practices, and health & safety standards
\n\tExperience working with contractors, vendors, and service providers
\n\tProficiency in basic computer applications (MS Office, email)
\n\tFamiliarity with Kenyan property laws and landlord-tenant regulations is an added advantage<\/p>\n
