\tTo oversee hospitality operations and asset management, ensuring contractual obligations are met, properties are maintained to international standards, and financial returns are optimized.<\/p>\n
Key Responsibilities<\/p>\n
Liaison & Stakeholder Management<\/p>\n
\tAct as the primary operational liaison between VAAL Real Estate and CityBlue Hotels.
\n\tFacilitate operational meetings, reporting sessions, and project coordination.
\n\tEnsure alignment of operational decisions with management agreements and project objectives.
\n\tEscalate operational, financial, and client-related matters when necessary.<\/p>\n
Hospitality Operations Oversight<\/p>\n
\tOversee day-to-day hospitality operations of Divine Residences.
\n\tMonitor guest experience, service standards, and operational efficiency.
\n\tEnsure readiness of facilities, serviced units, and amenities.
\n\tCoordinate staffing, SOPs, and launch activities.<\/p>\n
Asset Management & Property Performance<\/p>\n
\tTrack occupancy, ADR, RevPAR, and asset utilization.
\n\tEnsure preventive maintenance and asset preservation strategies.
\n\tProtect long-term value and profitability of the property.<\/p>\n
Financial Oversight & Reporting<\/p>\n
\tReview and approve OPEX and CAPEX.
\n\tMonitor expenses, revenues, and financial obligations.
\n\tConduct periodic audits to ensure fund integrity.
\n\tProvide financial planning and operational analysis support.<\/p>\n
Client & Owner Relations<\/p>\n
\tSupport client handover and operational transition.
\n\tAddress owner concerns and escalations professionally.
\n\tEnsure smooth onboarding of owners into the hospitality framework.<\/p>\n
Pre-Opening, Handover & Launch Coordination<\/p>\n
\tCoordinate pre-opening readiness, staffing, and reporting structures.
\n\tEnsure operational requirements are completed before guest occupancy.
\n\tMonitor launch timelines and deliverables.<\/p>\n
Compliance & Risk Management<\/p>\n
\tEnsure compliance with hospitality regulations, safety standards, and legal requirements.
\n\tMaintain operational licenses and certifications.
\n\tImplement risk mitigation strategies.<\/p>\n
Reporting<\/p>\n
\tProvide weekly and monthly executive summaries to the CEO on occupancy, GOP, owner sentiment, and maintenance status.<\/p>\n
Qualifications<\/p>\n
\tBachelor\u2019s degree in Hospitality Management, Business Administration, or Finance.
\n\tMaster\u2019s degree (MBA or equivalent) preferred.
\n\tMinimum 7 years in hotel\/hospitality operations, with at least 3 years in senior management.
\n\tProven track record in managing hotel\/serviced apartment or mixed-use developments.
\n\tStrong background in financial auditing and operational oversight.
\n\tProficiency in PMS, Excel, and Channel Managers.<\/p>\n
