Manage Co-owned Properties<\/p>\n
\tResponsible for asset management function of co-owned properties:
\n\tProvide guidance to Portfolio Managers
\n\tParticipate in Co-Owner meetings and attend ad hoc and development meetings.
\n\tProvide strategic direction.\u00a0
\n\tEnsure accurate accounting for pro-rata profit share calculations and distributions.
\n\tManage co-owned properties in accordance with policies, procedures, and legal requirements.<\/p>\n
Perform Asset Management Function for External Clients<\/p>\n
\tPerform asset management function for external clients as per specific applicable asset management agreements.\u00a0<\/p>\n
Manage Budget<\/p>\n
\tKeep abreast of economy and market in order to identify key threats and opportunities.
\n\tAnalyse the business plan and investment strategy for the Group to obtain budget guidance for the sector.
\n\tDetermine mandate for Asset Managers to achieve growth expectations for the Sector.
\n\tCompile the consolidated budget, through collaboration with Asset Managers and Sector Accountant, in accordance with the budget guidelines.
\n\tSubmit the budget for approval to the Executive Directors and the Property and Investment Committee in accordance with policies and procedures.
\n\tMonitor and control the expenditure against the budget to ensure that spending occurs within the budgetary restrictions.
\n\tEnsure that spending is approved in accordance with procedures.
\n\tCompile the monthly asset management and financial report.
\n\tMonitor portfolio performance against budget on a monthly basis and take necessary remedial measures, if required.<\/p>\n
Investment Research & Strategy<\/p>\n
\tCollaborate with the Head of Asset Management: SA to formulate an investment strategy for Growthpoint SA, across sectors and geographic location.<\/p>\n
Conduct in-depth research, in consultation with the Head of Asset Management: SA and the Research Department, in respect of:<\/p>\n
\tInvestment trends
\n\tThe Sector\u2019s performance
\n\tThreats and opportunities
\n\tConduct SWOT analysis at building level in order to draft specific asset management strategy for each asset\u00a0
\n\tEvaluate performance of each investment and make recommendations in respect of non-performing assets
\n\tManage the implementation of the asset management strategy in accordance with policies and in terms of Delegations of Authority<\/p>\n
Maximise Return on Investment\u00a0<\/p>\n
\tManage assets
\n\tEnsure that the Industrial Sector performs in line or better than MSCI benchmarks\u00a0
\n\tDedicated focus on maximising return on investment and capex
\n\tAssisting in the drafting and implementation of policies and procedures applicable to the sector and the business as a whole.
\n\tManage acquisitions
\n\tIdentify investment opportunities meeting Growthpoint and the Sector\u2019s investment criteria
\n\tConduct comprehensive feasibility studies and due diligence processes
\n\tManage disposals
\n\tImplement the Investment strategy as devised in terms of disposals
\n\tDevelop disposal strategy (with the Head of Disposals) including compilation of sales budgets and price determination
\n\tIdentify and manage development opportunities in collaboration with the Development division:
\n\tManage extensions and redevelopments of existing properties i.e. timing, feasibility, tenant liaison and financial control
\n\tAnalyse Greenfield developments to assess suitability in terms of location, viability, risk, etc.\u00a0
\n\tAnalyse Brownfield developments to enhance properties through redevelopment, leasing and addressing tenant needs\u00a0
\n\tManage insurance cover for the sector
\n\tEnsure that valuations for the sectors are performed timeously
\n\tManage assets in line with policies, procedures, and legal requirements<\/p>\n
Sustainability<\/p>\n
\tKeep abreast of sustainability trends, technology and benefits
\n\tDraft sustainability strategies including short-, medium- and long-term objectives
\n\tOnce the strategy has been approved, communicate, and implement the strategy<\/p>\n
Trading & Development\u00a0<\/p>\n
\tAssist, in collaboration with the Trading and Development Division, in the drafting of a strategy to generate sustainable income from Trading and Development activities
\n\tParticipate in the drafting of the Trading and Development Division\u2019s income budget.
\n\tAssist in the implementation of the approved budget
\n\tActively introduce Trading and Development opportunities from both the Sector and the market
\n\tEnsure that the asset management function is fulfilled in respect of Industrial properties in the Trading and Development Division in so far as same is required<\/p>\n
Stakeholder Management<\/p>\n
\tDevelopment, promote and maintain client relationships
\n\tIdentify relevant role players in accordance with business requirements
\n\tCompile a profile of major clients
\n\tEnsure that Growthpoint’s\u2019 client experiences are tracked through an efficient client satisfaction survey<\/p>\n
Experience<\/p>\n
\tMinimum 10 years with Industrial property experience (at asset management level), with a minimum of 5 years senior\/executive management<\/p>\n

\tRelevant tertiary qualification (e.g. Finance or Built Environment)
