Timeous action taken on defaulting tenants including the handing over of debt to attorneys for collection. Financial arrangements were required to be negotiated with tenants.<br \/>\n\tAnalysis of national arrears and assistance with collection of same.<br \/>\n\tCalculate and raise turnover rentals where applicable and ensure all turnover rental certificates are received as required in terms of the lease agreement.<br \/>\n\tCheck and sign off monthly petty cash.<br \/>\n\tManage gift card sales and follow policies and procedures for reconciliation in conjunction with the payment system.<br \/>\n\tEnsure non-gla as well as Adhoc and advertising sales and agreements are managed, and revenue is raised as required as well as identifying non-gla opportunities to improve net income.\u00a0<\/p>\n<p>Budget:<\/p>\n<p>\tFormulate annual budget, calculate trading densities, ratio analysis and craft own Key Performance Indicators.<br \/>\n\tMonitor and control income and expenditure according to business plan strategy and objectives.<br \/>\n\tAnalyse renewals based on turnover across portfolios as well as market rentals.<br \/>\n\tPresentation including normalisation schedules together with leasing strategy to Asset Management<\/p>\n<p>Risk Management<\/p>\n<p>\tEnsure OHS training required for staff at the building is identified and planned in conjunction with the Portfolio Manager and Training Manager.<br \/>\n\tEnsure policies and procedures with regard to risk are implemented.<br \/>\n\tIdentity OHS compliance in all areas of the building including court space.<br \/>\n\tEnsure all incidents are reported timeously to insurers.\u00a0<br \/>\n\tManagement of external contractors in terms of both SLA and OHS requirements.<br \/>\n\tImplementation of and daily management of the preventative maintenance plan and general operational requirements with the Operations Manager.<\/p>\n<p>Leasing<\/p>\n<p>\tLease negotiations on both renewals and new lets for line shops as well as national tenants in conjunction with Portfolio Manager and Leasing Consultant<br \/>\n\tAccurate deal analysis information sheets to be compiled for approval and sign off as well as feasibilities on deals where applicable.\u00a0<br \/>\n\tEnsure all deals are correctly loaded on MRI and accurately recorded in line with the signed offer and\/or Heads of Agreement.<br \/>\n\tManage outstanding leases documentation.<br \/>\n\tAnnual leasing strategy to be presented with budgets and continuously updated as the building changes.\u00a0<br \/>\n\tPrepare Feasibilities and spend to be conducted on leasing deals and\/or projects in conjunction with Portfolio Manager and Leasing Consultant.<br \/>\n\tEnsure offers to lease and\/or heads of agreements and\/or lease agreements are correctly drafted and signed in line with the Company\u2019s levels of authority for line shops and national tenancies.\u00a0<\/p>\n<p>Administration<\/p>\n<p>\tEnsure accurate monthly turnover report including analysis of same is provided and loaded on the MRI system as well as MSCI and any other analytical platforms.\u00a0<br \/>\n\tEnsure foot traffic data is recorded, reported on and analyzed on a monthly basis.\u00a0<br \/>\n\tEnsure full compliance with the court space procedure are recorded on the relevant system.<br \/>\n\tCheck all billing forward statements on MRI to ensure accurate billing to all tenants and ad-hoc accounts including all recoverable<br \/>\n\tEnsure compliance with all Growthpoint policies and procedures including but not limited to POPIA.<br \/>\n\tEnsure compliance with requirements as set out by the PPRA including ongoing CPD points earning<\/p>\n<p>People Management<\/p>\n<p>\tConduct bi-annual reviews with all staff on aspirations.<br \/>\n\tIdentitfy training needs, succession planning opportunities and manage non-performance in line with relevant HR processes.<br \/>\n\tEmploy team members in line with company transformation goals and objectives.\u00a0<br \/>\n\tRecruitment to be done in line with the transformation policy.\u00a0<\/p>\n<p>Marketing<\/p>\n<p>\tMarketing Management.
