About the role<\/p>\n
\tWe are seeking an Operations Manager to oversee a cluster of buildings within our client portfolio. The ideal candidate will possess strong leadership skills, excellent organisational abilities, and a proven track record in property management operations. This role requires effective communication with tenants,mechanical, maintenance, tenant installations, preparation and management of an annual budget, inspections, management of Service Providers and Contractors, day to day activities within the Centre\/Property, dealing with customers\/shoppers\/tenants to the Centre and Property, and overall understanding of how all these aspects fit into each other in order for a Centre\/Property to be managed successfully<\/p>\n
What you will bring
\nInherent requirements for the position (non-negotiable)<\/p>\n
\tMinimum Grade 12 qualification
\n\tBetween 3 \u2013 5 years of relevant experience in Facilities or Operations Management
\n\tElectrical, mechanical, or construction background, as well as technical skills
\n\tExperience in overseeing daily operations and coordinating team efforts.<\/p>\n
Additional demonstrable requirements:<\/p>\n
\tProficiency in computer applications including MS Office (Excel, Word, Powerpoint), as well as business systems such as SAP and MDA.
\n\tAwareness and implementation of quality standards.
\n\tBasic contract management abilities.
\n\tProven experience in managing and maintaining service level agreements (SLAs) with vendors and service providers.
\n\tWorking knowledge and understanding of lease conditions.
\n\tAdministration principles and reporting expertise.
\n\tUnderstanding of cost budgeting and control.
\n\tWorking knowledge of statutory requirements, including the Occupational Health and Safety Act.
\n\tExcellent communication skills (verbal and written)
\n\tProficiency in basic numeracy skills<\/p>\n
What you will be doing<\/p>\n
In this role, you will lead efforts in budgeting and expense control, building management and administration, facilities maintenance, and tenant installations. Some of the most important tasks include the following:<\/p>\n
\tCheck registers of cleaning & security on daily basis \u2013 sign off and report in writing immediately if not complying
\n\tCheck and sign off OB Book on a daily basis
\n\tDaily walk-around inspection in morning and before leaving at night
\n\tDaily inspection of the all the service passages \u2013 suggest a formal format \u2013 to be done by Site supervisor and signed off by Operations Manager
\n\tGenerate purchase orders, once Approval Form has been approved
\n\tKeep all signed off Approval Forms \u2013 very important for auditing purposes
\n\tSign off GRN once work has been completed
\n\tDo regular inspections to tenants storage areas to ensure that stacking levels are in order \u2013 inspection to form part of reporting in operations manager\u2019 report for management pack
\n\tManage expenses as per the approved budget \u2013 no deviations unless approved
\n\tEnsure that all contractors that work on site have signed in at the Security Control room
\n\tGenerator Test
\n\tSprinkler Pump Test
\n\tPanic Button Test
\n\tFire Panel Test
\n\tComprehensive list of all contractors used + emergency numbers
\n\tWork according to the emergency plan
\n\tManage and ensure that updates of CCTV footage are done if and when a
\n\tObtain 1st Aid training
\n\tManage budget expenses vs. actual expenses \u2013 determine and plan items per month as per the approved budget
\n\tManage proposed projects per annum as per the approved budget
\n\tEnsure all contractors on site adhere to OSH ACT Regulations when working in the common areas
\n\tManage Tenant Installations in terms of OSH ACT Regulations even if tenant is conducting the Tenant installation
\n\tArrange for Gutter inspections
\n\tEmergency Evacuation Simulation
\n\tTake on and take back inspections if and when required
\n\tAssist with tender information when required<\/p>\n
