About the role<\/p>\n
\tAs the Capex Manager you will be responsible to oversee the execution of all the capex projects from inception to completion. Additionally, you will be tasked to effectively control all costs and report on all capex financial transactions. \u00a0<\/p>\n

Inherent requirements for the position (non-negotiable)<\/p>\n
\tQualified Quantity Surveyor from a recognised institution
\n\t3 – 5 years’ experience in a similar role<\/p>\n

\n\tCompetent in Excel
\n\tRetail and commercial property
\n\tPractical construction experience
\n\tCompetency in related contracts

\nCapex Strategy Planning:<\/p>\n
\tDrive innovation in project management, technology, and service delivery to improve competitive advantage and client satisfaction.
\n\tDevelop annual budget plans, financial resource allocation strategies, and departmental budgets that align with company goals.
\n\tRegularly assess resource needs, including staffing tools, and technology, to ensure optimal project performance.
\n\tAsset identification and management of asset lifecycle register.
\n\tContribute to company strategy by aligning technical capabilities and resources with business objectives.
\n\tClient and Stakeholder Engagement:
\n\tBuild and maintain strong relationships with clients, tenants and external stakeholders, serving as a trusted advisor on technical, financial and project management matters.
\n\tAct as a primary point of contact for landlord, tenants, service providers and strategic partnerships, ensuring excellent service delivery and client satisfaction.
\n\tParticipate in industry forums, conferences, and networking events to represent the company.<\/p>\n
People Management and Development:<\/p>\n
\tLead, inspire, and develop various service providers, project managers, and technical staff, fostering a high-performance culture.
\n\tAssist with performance reviews, provide feedback, and develop individual growth plans for team members.
\n\tSupport recruitment efforts and ensure that the team is adequately staffed with qualified personnel.<\/p>\n
Technical and Project Leadership:<\/p>\n
\tOversee the delivery of project management services, ensuring quality, efficiency, and compliance with technical standards and regulations.
\n\tProvide technical direction and fostering a culture of excellence and continuous improvement.
\n\tLead high value projects, directly engaging in planning, design reviews, risk assessments, and resource allocation.
\n\tEstablish and uphold best practices, methodologies and quality control processes across all technical functions.
\n\tUnderstanding contracts law and contracts management ie JBCC contract.
\n\tEnsure compliance with relevant regulations (eg. OHSA) and maintain records of compliance matters.<\/p>\n
Financial Management:<\/p>\n
\tDevelop and implement strategies to achieve revenue targets, improve profitability and manage project budgets.
\n\tCollaborate with senior leadership to set financial goals, forecast revenue, and track financial performance against targets.
\n\tManage financial aspects by ensuring accurate costing, pricing strategies, and profitability analysis.<\/p>\n
Tenant Installations & Basebuilds:<\/p>\n
\tDevelopment and reporting of tenant installation\/common area upgrades and project management information to identify trends and opportunities to enhance the performance and client experience\u00a0
\n\tResearch, develop and implement systems, procedures and structures that would enhance the functioning and productivity of the TI department and ensure policies and procedures are implemented consistently.
\n\tUnderstand the parameters and requirements of the stakeholders both internal and externally.
\n\tKeep abreast of market trends to ensure optimum decision-making.
\n\tEvaluate and adjudicate national and all other RFPs within the procurement parameters and policies.
\n\tImplement and assist with project management design principles to ensure that projects are completed on time and within budgets.
\n\tClear understanding of building principles, construction methodologies and standards.
\n\tStrong understanding of the functionally of the retail property environment.<\/p>\n
