{"id":18411,"date":"2025-09-06T10:00:20","date_gmt":"2025-09-06T10:00:20","guid":{"rendered":"https:\/\/jobs.dataaxisnode.com\/southafrica\/job\/retail-shopping-centre-manager-shopping-centre-property-manager\/"},"modified":"2025-12-07T00:25:04","modified_gmt":"2025-12-07T00:25:04","slug":"retail-shopping-centre-manager-shopping-centre-property-manager","status":"expired","type":"job_listing","link":"https:\/\/jobs.dataaxisnode.com\/southafrica\/?post_type=job_listing&p=18411","title":{"rendered":"Retail Shopping Centre Manager \n\n\n            \n\n            \n            Shopping Centre Property Manager"},"content":{"rendered":"<p>About the role<\/p>\n<p>\tWe are seeking a Centre Manager to manage the building by optimizing all trading opportunities, including lease agreements, and ensuring that the portfolio\u2019s financial performance remains sound and optimizing the building&#8217;s income stream by establishing and maintaining mutually beneficial relationships with tenants, managing and controlling personnel, service contractors, repairs, revamps, tenant installations, inspections, and general building administration.<br \/>\n\tThis position will require an all-rounded property professional.<\/p>\n<p>What you will bring<br \/>\nInherent requirements for the position (non-negotiable)<\/p>\n<p>\tMinimum Grade 12 qualification<br \/>\n\tBetween 3 \u2013 5 years of relevant experience in the property\/centre management industry<br \/>\n\tMust hold a valid Fidelity Fund Certificate and satisfy the requirements as set out by the<br \/>\n\tPPRA and current legislation for the position.<br \/>\n\tProven retail shopping centre management experience, including overseeing daily operations, staff supervision, leasing management and customer service in a retail environment.<\/p>\n<p>Additional demonstrable requirements:<\/p>\n<p>\tProficiency in computer applications including MS Office (Excel, Word, Powerpoint), as well as business systems such as SAP and MDA.<br \/>\n\tAwareness and implementation of quality standards.<br \/>\n\tBasic contract management abilities.<br \/>\n\tProven experience in managing and maintaining service level agreements (SLAs) with vendors and service providers.<br \/>\n\tWorking knowledge and understanding of lease conditions.<br \/>\n\tAdministration principles and reporting expertise.<br \/>\n\tUnderstanding of cost budgeting and control.<br \/>\n\tWorking knowledge of statutory requirements, including the Occupational Health and Safety Act.<br \/>\n\tExcellent communication skills (verbal and written)<br \/>\n\tProficiency in basic numeracy skills<\/p>\n<p>What you will be doing<\/p>\n<p>In this role, you will lead efforts in budgeting and expense control, building management and administration, facilities maintenance, and tenant installations. Some of the most important tasks include the following:<\/p>\n<p>\tPeople Management: Training &amp; development, Corporate culture change, living the values of the company<br \/>\n\tMarketing of Space &amp; Renewals: Ensure the correctness of the vacancy, marketing plan based on vacancy list, including determining tenant mix, lease negotiations according to approval framework &amp; mandate, draft motivation for approvals of deals, communication with brokers, sustainable income stream secured whilst taking account of the viability of tenant (trade densities) and required tenant mix, as well as profile and image of the building, retain or replace tenant in time at an optimal rate, contract administration is accurate, complete, and on time, tenants fully installed and in time as per, specifications within the agreed time frame, attract and approve targeted tenants.<br \/>\n\tProperty Management: Prepare the management pack, in conjunction with Finance, coordinate, arrange &amp; attend management meetings.<br \/>\n\tBudgeting: Income &amp; Expense Control<br \/>\n\tBudgeting: Provide inputs into income &amp; expense budgets based on knowledge of the property market in the cluster, manage income &amp; expenses<br \/>\n\tIncome: Monitor actual income vs. budget, evaluate outstanding rent-roll -by timeously following-up &amp; implementing corrective measures, involvement &amp; monitoring of legal cases, vacant space strategy in conjunction with the Regional Manager, confirm the validity of transactions for commission claims<br \/>\n\t\u00a0<\/p>\n<p>go to method of application \u00bb<\/p>\n<p>Apply via company website ( N \/ A ) or<\/p>\n<p>&nbsp;<\/p>\n","protected":false},"author":2,"featured_media":0,"template":"","meta":{"_promoted":"","_job_location":"","_application":"","_company_name":"Excellerate JHI","_company_website":"http:\/\/N%20\/%20A","_company_tagline":"At Excellerate JHI, we offer comprehensive guidance and support to property owners and occupiers, covering every aspect of their property strategies.
