\tThe incumbent will be responsible for overseeing the management of the lease salient details of the company’s extensive portfolio of leased properties. Support Property Managers in renewal negotiations and be responsible for the management, optimisation, and strategic planning of the company owned properties ensuring that all assets are effectively utilized, maintained, and aligned with the company’s financial and operational objectives. Play a vital role within the Development Team by evaluating potential development opportunities, conducting financial analysis, and providing insights to support sound decisions.<\/p>\n
Minimum Requirements\u00a0\u00a0 \u00a0
\nQualifications:<\/p>\n
\tBachelor\u2019s degree in Finance, Property Studies, Economics or a related field.
\n\tA minimum of 3-4 years of experience in a similar role, with exposure to property development and financial analysis.
\n\tProven experience managing a large portfolio of leased properties.
\n\tStrong financial acumen with experience in budgeting, financial analysis, and reporting.
\n\tExcellent negotiation and communication skills.
\n\tStrong organisational and problem-solving abilities.
\n\tKnowledge of South African property laws and regulations.<\/p>\n

\n\tStrong mathematical acumen and the ability to translate data into actionable insights.

\nKey Responsibilities:<\/p>\n
Portfolio Management:<\/p>\n
\tDevelop and implement strategies for the optimal utilization of all owned assets.
\n\tMonitor and evaluate the performance of the property portfolio, ensuring alignment with business objectives.<\/p>\n
Lease Management:<\/p>\n
\tProvide support to Property Managers in negotiating lease renewal terms and conditions to secure favourable agreements.
\n\tManage lease renewals, terminations, and extensions salient details.
\n\tEnsure compliance with lease agreements and mitigate risks associated with lease obligations linked to lease salient details.<\/p>\n
Financial Management:<\/p>\n
\tDevelop and manage the asset management budget for Boxer owned properties.
\n\tAnalyse financial performance of the asset and leased store portfolio, identifying areas for cost savings and value enhancement.
\n\tPrepare regular financial reports for senior management.
\n\tData and Financial Analysis\/ Budgets and Forecasts
\n\tGather and interpret data to identify trends, patterns, and
\n\tCreate and assess financial models to evaluate the feasibility of projects. (Feasibility studies, including Return on Investment (ROI) analysis).
\n\tConduct financial analysis on current store performance, potential acquisitions, new development and new opportunities.
\n\tBudgets – develop, monitor and forecast<\/p>\n
Strategic Planning:<\/p>\n
\tSupport business in the development of long-term strategies for asset acquisition, disposal, and enhancement.
\n\tConduct market analysis to identify opportunities for expansion.
\n\tCollaborate with senior management to align asset management strategies with overall business goals.<\/p>\n
Stakeholder Management:<\/p>\n
\tBuild and maintain strong relationships with landlords, property managers, and other stakeholders.
\n\tWork closely with \u00a0Executives, senior property, projects teams, and stakeholders to align on goals and strategies
\n\tAct as the primary point of contact for Property Managers on all asset-related inquiries and renewal negotiations.
\n\tEnsure effective communication and collaboration with internal departments (including finance, operations, and legal).<\/p>\n
