POSITION PURPOSE<\/p>\n
\tResponsible for the management of the building. Develops related budgets, ensures that all buildings, grounds, and equipment are well maintained and in optimal working condition.\u00a0
\n\tImplements departmental policies and procedures and ensures that all operations are in accordance with established health and safety regulations.\u00a0 Ensures that services purchased are of acceptable quality in compliance with the procurement policies.\u00a0
\n\tKeeps Senior Management well informed of area activities and significant problems.\u00a0
\n\tTrains, directs, and appraises assigned personnel. Ensure all buildings, grounds and equipment are well maintained in working order.<\/p>\n
ESSENTIAL FUNCTIONS AND BASIC DUTIES<\/p>\n
Management Role<\/p>\n
Assumes responsibility for the effective operations management of building and facilities.<\/p>\n
\tPerforms ad hoc quality control checks.
\n\tEnsures premises are in satisfactory condition.
\n\tReports all items to Operations Manager especially if complaints have been lodged.
\n\tEnsures that urgent matters are reported immediately and attended to immediately.
\n\tSupervises and control maintenance site staff and allocate duties.
\n\tPerforms certain hands-on maintenance work where required from time to time.<\/p>\n
Assumes responsibility for the effective repairs and maintenance of the building.<\/p>\n
\tContinuously survey buildings to identify maintenance needs.
\n\tEnsures compliance with legal regulations. Completes regular OSH inspections and updates monthly reports as appropriate.\u00a0 Ensures that OSHA requirements are effectively implemented.
\n\tResponds promptly and efficiently to tenant maintenance requirements.
\n\tResponds promptly and efficiently to duties allocated to you by the Operations Manager.
\n\tChecks exterior and interior of buildings and identify problem areas.
\n\tChecks all fire equipment.
\n\tEnsures that he is familiar with how the emergency equipment functions and what the company\u2019s emergency procedures are.
\n\tPerforms repairs where necessary and if these cannot be repaired, advises the Operations Manager immediately. Contact relevant contractor.
\n\tIdentifies daily maintenance issues, communicates with the Operations Manager and schedules the work for your attendance.<\/p>\n
Assumes responsibility for ensuring professional business relations with tenants, vendors, contractors, and trade professionals.<\/p>\n
\tWorks to develop and maintain productive business relations with vendors, suppliers, contractors, etc.
\n\tActs as a liaison between the Company and external contacts.
\n\tEnsures effective coordination of external services with Company operations.
\n\tObtains and conveys information as appropriate.
\n\tPromotes goodwill and a positive image of the Company.
\n\tFollow up on invoices to process for payment.<\/p>\n
Effectively assigns task to Centre personnel, ensuring optimal performance. (Management Role)<\/p>\n
\tAssigns tasks and coordinates personnel and or contractors. Directs daily operations.
\n\tEnsures that staffing levels are appropriate. Interviews, hires, and assigns personnel as necessary.<\/p>\n
Assumes responsibility for related duties as required or assigned.<\/p>\n
\tEnsures that work area is clean, secure, safe and well maintained.
\n\tCompletes special projects as assigned.
\n\tPerforms any duties that may be allocated by the company and the Operations Manager
\n\tFamiliarises himself with the emergency numbers and contractor\u2019s details in order to assist the Operations Manager, or act in his absence as well as being on standby 24hrs.
\n\tRequired to be on standby where required by the Management for emergencies.<\/p>\n
PERFORMANCE MEASUREMENTS<\/p>\n
\tGood communication and coordination exists with departments. Assistance is provided as needed.
\n\tSenior Management is appropriately informed of area activities and of any significant problems.
\n\tEnsures compliance procurement and OSH policies and regulations.
\n\tCompany facilities are well maintained and secure and meet the needs of the Company.
\n\tBuilding operations are efficiently and cost effectively administered.
\n\tCurrent and future Building needs are well planned and budgets are established and maintained.
\n\tEffective business relations exist with vendors, contractors, and trade professionals.<\/p>\n
QUALIFICATIONS<\/p>\n
Education\/Certification:<\/p>\n
\tAdditional related maintenance and Building management training preferred.<\/p>\n
REQUIRED KNOWLEDGE\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0<\/p>\n
\tExcellent understanding of Building management procedures.
\n\tKnowledge of budgeting, service contracts, and leasing agreements.<\/p>\n
EXPERIENCE REQUIRED<\/p>\n
\tFive or more years of related experience, with at least two or more years of supervisory experience.<\/p>\n
SKILLS\/ABILITIES<\/p>\n
\tExcellent leadership abilities.
\n\tAble to organise, coordinate, and direct team activities.
\n\tStrong problem solving skills.
\n\tGood communications skills.
\n\tAble to use all related maintenance equipment and computer applications.<\/p>\n
