To qualify for this position, you need:<\/p>\n
\tNQF4 Real Estate qualification. (essential)
\n\t5+ years\u2019 proven experience in Residential Property Management.
\n\tExperience managing a large team and overseeing a large portfolio (5,000+ units).
\n\tStrong operations management and team leadership skills.
\n\tSolid knowledge of residential property rentals and related compliance.
\n\tProficiency in financial oversight and maintenance coordination.
\n\tExcellent communication, reporting, and problem-solving abilities.
\n\tWeConnectU system experience.
\n\tHands-on maintenance management experience.
\n\tKnowledge of sectional title schemes.
\n\tStrong background in marketing and new development launches.<\/p>\n
Duties and responsibilities include, but not limited to:<\/p>\n
\tOnboarding\/training of new starters.
\n\tReviews with new starters during the probation period along with Team Leader.
\n\tAttend strategist review meetings where complaints have been received.
\n\tMonthly agent KPI\u2019s.
\n\tAttend all new development launches and meetings.
\n\tEnsure agents send weekly investor feedback on all developments with vacant units.
\n\tAttend all morning agent meetings.
\n\tRun Gauteng marketing meetings.
\n\tCheck all agents monthly commission sheets when received by FM.
\n\tCheck all agents bi-weekly claim sheets and submit to FM.
\n\tEnsure agents are doing enough viewings at developments and enough marketing is being done.
\n\tEnsure the agents send through there bi-weekly viewing schedules to their allocated CCR.
\n\tAgents\/staff to report their whereabouts to you.
\n\tEnsure agents inform landlords of approved applicant with breakdown of lease period, rental application information and TPN report for their perusal.
\n\tEnsure agents have arranged their month end inspections with clients 1 week in advance.
\n\tEnsure agents are doing pre-exits and are advising maintenance timeously of repairs that need to be done before the end of the month.
\n\tLiaise with Real Estate division regarding units that they will be marketing.
\n\tLiaise with Jiveka as to when \u201cnew\u201d developments will be available, how water\/electricity\/gate access\/security works and let the agents know.
\n\tRental and area research on all new projects along with acquisitions team.
\n\tAdvising on the Managing agents on new projects, advise on Fibre, water , electricity, security etc.
\n\tAllocate rental agents to developments along with the area Team Leader – Always take into account area (can females work there etc) and also how far is the allocated development from where the agent lives.
\n\tGive final approval on more complex rental applications.
\n\tGeneral assistance to National Rentals manager when required.
\n\tMonthly reporting to Exco.
\n\tOverall responsibility\/accountability for the Gauteng Region.<\/p>\n
