\u00a0Job Summary:<\/p>\n
\tThe role of the Maintenance Manager at Summerveld is to lead all the maintenance and facilities procedures and activities within Summerveld. To create, implement and manage master maintenance plans for Operations, Racing, Training and Events.
\n\tTo oversee the maintenance activities of Summerveld Training Facility and Jockey Academy, ensuring that all equipment, systems, and building components are functioning properly and efficiently. This role involves managing and supervising supervisors and various team leaders and their various in-house teams.
\n\tThe Maintenance Manager plays a key role in preventive maintenance planning and resource management.\u00a0
\n\tThe position involves the cost management, expenditure review and forecasting for all maintenance and project works.<\/p>\n
Key Responsibilities:<\/p>\n
\tCreation and management of master maintenance plans for Summerveld Training Facility and Jockey Academy.
\n\tWork closely with Estate Manager and Maintenance HOD to ensure their maintenance needs are met and included in the master maintenance plan.
\n\tManage, supervise and coordinate supervisors and various team leaders and their various in-house teams..
\n\tProvide training and skills development to staff.
\n\tMonitor the performance of supervisors and various team leaders and their various in-house teams, providing guidance and feedback as needed.
\n\tTo ensure all spaces comply with health and safety requirements put in place by the company\u2019s Health and Safety Officer
\n\tTo ensure all environmental regulations are followed.
\n\tMonitor and evaluate the performance of supervisors\/ team leaders and in house staff, offering feedback and managing disciplinary actions when necessary.
\n\tConduct monthly inspections and compile an ongoing preventative maintenance check list.
\n\tImplementation and management of service level agreements. Conduct annual review of all service level agreements noting performance targets.
\n\tReview weekly snag list worksheets.
\n\tCompile weekly reports for the Estate Manager and HOD.
\n\tEnsure standard maintenance processes and procedures are being adhered to.
\n\tLiaise regularly with Estate Manager regarding all track related items.
\n\tCompile monthly maintenance expenditure reports
\n\tScreening potential new sub contactors or service providers to be added to the data base.<\/p>\n
Maintenance Operations:<\/p>\n
\tOversee the routine maintenance, repair, and installation of facility systems, including HVAC, plumbing, electrical and mechanical systems.
\n\tDevelop and implement preventive maintenance programs to reduce equipment downtime and extend the life of facility assets
\n\tCoordinate and prioritize work orders, ensuring timely completion and minimizing disruption to facility operations.
\n\tTroubleshoot and diagnose equipment malfunctions, coordinating with external contractors when specialized repairs are required.
\n\tOversee all areas with the Summerveld and Jocky Academy facility, but not limited to track, training paddocks, barns, grooms\u2019 accommodation, works shops, common areas, offices, clubhouse and residential buildings.<\/p>\n
Equipment and Inventory Management:<\/p>\n
\tEnsure that all tools, plant ,machinery and maintenance equipment are properly maintained and readily available for use.
\n\tManage inventory levels of spare parts, tools, and materials, placing orders as necessary to avoid shortages.
\n\tTrack and document the usage of maintenance supplies and ensure cost-effective resource management.<\/p>\n
Health and Safety Compliance:<\/p>\n
\tEnsure all maintenance activities comply with health and safety regulations and company policies.
\n\tConduct regular safety inspections of equipment and work areas, identifying and mitigating potential hazards.
\n\tLead safety training sessions for maintenance staff and ensure adherence to safety procedures.
\n\tRespond to and investigate any incidents or accidents, reporting them to management and implementing corrective actions.<\/p>\n
Administrative Duties:<\/p>\n
\tMaintain accurate records of maintenance activities, including work orders, inspections and repairs.
\n\tPrepare and submit reports on maintenance operations, equipment status, and staff performance to management.
\n\tAssist in budget preparation for maintenance operations, including labour, materials, and equipment costs.
\n\tDevelop and update maintenance procedures and protocols as needed.<\/p>\n
Vendor and Contractor Coordination:<\/p>\n
\tCoordinate with external contractors for specialized maintenance services, ensuring work is completed to standard.
\n\tManage contracts and relationships with vendors, ensuring timely delivery of services and supplies.
\n\tReview invoices related to maintenance services and supplies and submit to Estate Manager and HOD for approval.<\/p>\n
Minimum Requirements<\/p>\n
\tMatric\/Grade 12.
\n\t5+ years\u2019 experience in Maintenance management, Facilities management or a similar supervisory role
\n\tStrong understanding of electrical, plumbing, HVAC, and mechanical systems.
\n\tAbility to read and interpret technical manuals, schematics, and drawings.
\n\tExperience managing a maintenance team, contractors, and service providers.
\n\tStrong planning, scheduling, and project management abilities
\n\tKnowledge of Occupational Health & Safety regulations and ability to enforce compliance.
\n\tProficient in MS Office (Word, Excel, Outlook).
\n\tExperience with Computerized Maintenance\u00a0Management Systems (CMMS) advantageous.
\n\tValid driver\u2019s license.
\n\tWillingness to work after hours or on standby when required.<\/p>\n
