{"id":31275,"date":"2026-03-05T10:01:07","date_gmt":"2026-03-05T10:01:07","guid":{"rendered":"https:\/\/jobs.dataaxisnode.com\/southafrica\/job\/portfolio-manager-office-cape-town\/"},"modified":"2026-03-05T10:01:14","modified_gmt":"2026-03-05T10:01:14","slug":"portfolio-manager-office-cape-town","status":"publish","type":"job_listing","link":"https:\/\/jobs.dataaxisnode.com\/southafrica\/job\/portfolio-manager-office-cape-town\/","title":{"rendered":"Portfolio Manager &#8211; Office Cape Town"},"content":{"rendered":"<p>Key Performance Areas<\/p>\n<p>Financial Management<\/p>\n<p>Oversee the preparation of financial budgets, strategies and plans, to monitor and control income and expenditure according to business objectives;<\/p>\n<p>\tCapex<br \/>\n\tMonitor major capex projects and ensure that they are accurately budgeted and forecasted.<br \/>\n\tEnsure capex projects are undertaken in line with procurement policies.<\/p>\n<p>Forecasting and accruals:<\/p>\n<p>\tAccruals are raised as required with clear understanding and explanation of same.\u00a0<br \/>\n\tVerify accuracy of monthly forecasting with specific emphasis on major movements and utilities and recoveries. \u00a0\u00a0<br \/>\n\tFull oversight of all in line with approved methodology to improve recoveries on all utilities. \u00a0\u00a0<br \/>\n\tOversee all functions related to debtor management including supervision of collection of rental and collection of arrear rental, negotiations regarding financial arrangements with tenants and liaison with attorneys when required.<br \/>\n\tEnsure accuracy of all financial and management reports for the portfolio and provide overview in the form of a monthly Executive Summary with appropriate commentary.<\/p>\n<p>KPI Management<\/p>\n<p>\tDraft and drive implementation of strategy for the Portfolio. \u00a0Strategy to deal with initiatives to ensure KPI\u2019s of the portfolio are met\u00a0<br \/>\n\tManage Portfolio Net Income vs Budget.<br \/>\n\tManage property leasing to minimize vacancies.<br \/>\n\tDevelop and implement tenant retention strategy for portfolio. Ensure relationships are built and maintained with Tenants.<\/p>\n<p>Leasing<\/p>\n<p>\tHigh level lease negotiations taking a strategic view for the short and long term.<br \/>\n\tPlanning for major vacancies and the replacement of same well in advance.<br \/>\n\tEnsure implementation of the leasing strategy approved and continuously update as the portfolio changes. \u00a0<br \/>\n\tPrepare Feasibilities and spend to be conducted on leasing deals and\/or projects.<br \/>\n\tEnsure offers to lease and\/or lease agreements are correctly drafted and signed in line with the Company\u2019s levels of authority.\u00a0<br \/>\n\tImplementing a tenant retention strategy (focus on tenant retention).<\/p>\n<p>Risk Management<\/p>\n<p>\tEnsure full adherence to the OHS requirements as outlined by the National Facilities Manager and\/or Risk and Compliance Officer to minimize risk across the portfolio.\u00a0<\/p>\n<p>People Management<\/p>\n<p>\tEnsure training plans are implemented across the portfolio.<br \/>\n\tSuccession planning, including identifying employee development.<br \/>\n\tEnsure recruitment is done in line with the transformation policy.<br \/>\n\tDetermine human resource requirements and manage staff.<br \/>\n\tDevelop and implement strategic plans with objectives and direct the team accordingly.<br \/>\n\tProvide leadership and guidance to the team.<br \/>\n\tSet clear performance targets for the team and take appropriate action where performance standards are not being met.<br \/>\n\tEnsure performance management is done in a consistent way throughout the portfolio.<br \/>\n\tPerformance management \u2013 identify areas where team members require additional support, training, or resources to improve performance.<\/p>\n<p>Reporting<\/p>\n<p>\tReport on portfolio\u2019s performance: monthly income &amp; expense statements, administration, leasing, vacancy reports, arrears, capital projects, facility management and risk items and interpretation of variances.<br \/>\n\tProduce high-level executive summary.<br \/>\n\tEnsure a high standard of reporting.<br \/>\n\tEnsure reporting results in actionable insights by identifying key trends and areas requiring improvement.<\/p>\n<p>Budget<\/p>\n<p>\tManage and oversee budget process in line with portfolio strategy and growth objectives.<\/p>\n<p>Other<\/p>\n<p>\tEnsure policies and procedures are implemented and adhered to consistently.<br \/>\n\tInitiate refurbishment and development opportunities within the portfolio.<br \/>\n\tDue Diligence in relation to property sales and acquisitions as guided by the Asset Management.<br \/>\n\tEnsure that all buildings comply with all building regulations in conjunction with Facilities Management.<br \/>\n\tBuild and maintain relationships, with key players in the property industry.<\/p>\n<p>Requirements<br \/>\nEducation<\/p>\n<p>\tRelevant Degree or similar qualification in Property Management and financial Management (an advantage).<br \/>\n\tAuxiliary official training certificates will be an advantage.<br \/>\n\tPPRA Compliance.<\/p>\n<p>Experience<\/p>\n<p>\tMinimum 5 years Property Management experience.<br \/>\n\tProven People Management experience.<\/p>\n<p>Apply via company website ( N \/ A ) or<\/p>\n<p>growthpoint.mcidirecthire.com<\/p>\n<p>&nbsp;<\/p>\n","protected":false},"author":2,"featured_media":0,"template":"","meta":{"_promoted":"","_job_location":"","_application":"http:\/\/growthpoint.mcidirecthire.com","_company_name":"Growthpoint Properties","_company_website":"http:\/\/N%20\/%20A","_company_tagline":"Growthpoint is the largest South African primary listed REIT and is well on its way to becoming a leading international property company.
