Financial Management<\/p>\n
Oversee the preparation of financial budgets, strategies and plans, to monitor and control income and expenditure according to business objectives;<\/p>\n
\tCapex
\n\tMonitor major capex projects and ensure that they are accurately budgeted and forecasted.
\n\tEnsure capex projects are undertaken in line with procurement policies.<\/p>\n
Forecasting and accruals:<\/p>\n
\tAccruals are raised as required with clear understanding and explanation of same.\u00a0
\n\tVerify accuracy of monthly forecasting with specific emphasis on major movements and utilities and recoveries. \u00a0\u00a0
\n\tFull oversight of all in line with approved methodology to improve recoveries on all utilities. \u00a0\u00a0
\n\tOversee all functions related to debtor management including supervision of collection of rental and collection of arrear rental, negotiations regarding financial arrangements with tenants and liaison with attorneys when required.
\n\tEnsure accuracy of all financial and management reports for the portfolio and provide overview in the form of a monthly Executive Summary with appropriate commentary.<\/p>\n
KPI Management<\/p>\n
\tDraft and drive implementation of strategy for the Portfolio. \u00a0Strategy to deal with initiatives to ensure KPI\u2019s of the portfolio are met\u00a0
\n\tManage Portfolio Net Income vs Budget.
\n\tManage property leasing to minimize vacancies.
\n\tDevelop and implement tenant retention strategy for portfolio. Ensure relationships are built and maintained with Tenants.<\/p>\n
Leasing<\/p>\n
\tHigh level lease negotiations taking a strategic view for the short and long term.
\n\tPlanning for major vacancies and the replacement of same well in advance.
\n\tEnsure implementation of the leasing strategy approved and continuously update as the portfolio changes. \u00a0
\n\tPrepare Feasibilities and spend to be conducted on leasing deals and\/or projects.
\n\tEnsure offers to lease and\/or lease agreements are correctly drafted and signed in line with the Company\u2019s levels of authority.\u00a0
\n\tImplementing a tenant retention strategy (focus on tenant retention).<\/p>\n
Risk Management<\/p>\n
\tEnsure full adherence to the OHS requirements as outlined by the National Facilities Manager and\/or Risk and Compliance Officer to minimize risk across the portfolio.\u00a0<\/p>\n
People Management<\/p>\n
\tEnsure training plans are implemented across the portfolio.
\n\tSuccession planning, including identifying employee development.
\n\tEnsure recruitment is done in line with the transformation policy.
\n\tDetermine human resource requirements and manage staff.
\n\tDevelop and implement strategic plans with objectives and direct the team accordingly.
\n\tProvide leadership and guidance to the team.
\n\tSet clear performance targets for the team and take appropriate action where performance standards are not being met.
\n\tEnsure performance management is done in a consistent way throughout the portfolio.
\n\tPerformance management \u2013 identify areas where team members require additional support, training, or resources to improve performance.<\/p>\n
Reporting<\/p>\n
\tReport on portfolio\u2019s performance: monthly income & expense statements, administration, leasing, vacancy reports, arrears, capital projects, facility management and risk items and interpretation of variances.
\n\tProduce high-level executive summary.
\n\tEnsure a high standard of reporting.
\n\tEnsure reporting results in actionable insights by identifying key trends and areas requiring improvement.<\/p>\n
Budget<\/p>\n
\tManage and oversee budget process in line with portfolio strategy and growth objectives.<\/p>\n
Other<\/p>\n
\tEnsure policies and procedures are implemented and adhered to consistently.
\n\tInitiate refurbishment and development opportunities within the portfolio.
\n\tDue Diligence in relation to property sales and acquisitions as guided by the Asset Management.
\n\tEnsure that all buildings comply with all building regulations in conjunction with Facilities Management.
\n\tBuild and maintain relationships, with key players in the property industry.<\/p>\n
Requirements
\nEducation<\/p>\n
\tRelevant Degree or similar qualification in Property Management and financial Management (an advantage).
\n\tAuxiliary official training certificates will be an advantage.
\n\tPPRA Compliance.<\/p>\n
Experience<\/p>\n
\tMinimum 5 years Property Management experience.
\n\tProven People Management experience.<\/p>\n
