{"id":31326,"date":"2026-03-05T16:00:31","date_gmt":"2026-03-05T16:00:31","guid":{"rendered":"https:\/\/jobs.dataaxisnode.com\/southafrica\/job\/building-management-system-bms-specialist-buyer-supplier-relationship-manager\/"},"modified":"2026-03-28T00:25:00","modified_gmt":"2026-03-28T00:25:00","slug":"building-management-system-bms-specialist-buyer-supplier-relationship-manager","status":"expired","type":"job_listing","link":"https:\/\/jobs.dataaxisnode.com\/southafrica\/?post_type=job_listing&p=31326","title":{"rendered":"Building Management System (BMS) Specialist \n\n\n            \n\n            \n            Buyer \n\n\n            \n\n            \n            Supplier Relationship Manager"},"content":{"rendered":"<p>ROLE PURPOSE<\/p>\n<p>\tTo monitor in person (as required) and remotely via the Building Management Systems the building engineering infrastructure services, including heating, ventilation, and air conditioning (HVAC), power systems, water systems, fire systems, lifts and escalators, across all Commercial and Retail buildings within South Africa, to ensure engineering equipment uptime and to proactively report on equipment failure.<\/p>\n<p>MAIN OUTPUTS<\/p>\n<p>\tMaintain practical knowledge of the integrated functionality of the various building engineering infrastructure commodities, i.e. HVAC, Power Systems, Water Systems, Fire Systems, Lifts and Escalators.<br \/>\n\tMonitor the functionality of the power generation systems. Immediately report equipment malfunction to the Supervisor and\/or respective commodity manager\/s. Assist with plant isolation during emergency operations. Record all incidents in the respective record book\/database.<br \/>\n\tMonitor fuel consumption levels of the power generation systems. Report low level conditions to the BMS Supervisor and\/or respective commodity manager\/s.<br \/>\n\tIn the event of increased power load shedding, physical fuel level inspections must be conducted, i.e. dipstick testing as prescribed by the BMS Supervisor and\/or respective commodity manager\/s. Record all incidents in the respective record book or database.<br \/>\n\tIn the event of increased power load shedding, physical plant-room inspections must be conducted as prescribed by the BMS Supervisor and\/or respective commodity manager\/s. Record all incidents in the respective record book or database.<br \/>\n\tMonitor the functionality of the HVAC systems. Immediately report equipment malfunction to the Supervisor and\/or respective commodity manager\/s. Record all incidents in the respective record book or database.<br \/>\n\tMonitor the functionality of the Water reticulation system. Immediately report equipment malfunction to the BMS Supervisor and\/or respective commodity manager\/s. Record all incidents in the respective record book or database.<br \/>\n\tMonitor the functionality of the Fire Systems. Immediately report equipment malfunction to the BMS Supervisor, and\/or respective commodity manager\/s, and Security Control. Record all incidents in the respective record book or database.<br \/>\n\tMonitor the functionality of the Escalators. In the event of escalator malfunction, it is required that the BMS Operator attempt to key start the non-operational unit. Failure to start would require the immediate reporting to the Supervisor and\/or respective commodity manager\/s and the deployment of safety signage. After hour malfunction of escalator\/s would require immediate reporting the BMS Supervisor.<br \/>\n\tMonitor the functionality of the Lifts. In the event of a lift malfunction, immediately report lift malfunction to the Supervisor, and\/or respective commodity manager\/s. After hour malfunction of lift would require immediate reporting the BMS Supervisor.<br \/>\n\tRecord entry\/exit of outsourced service providers to maintain accurate reporting.<br \/>\n\tIn the event of a catastrophic malfunction of any equipment after hours, the BMS Officer is required to physically investigate and immediately report the incident to the BMS Supervisor and\/or respective commodity manager.<br \/>\n\tIdentify emergency situations and immediately report the incident to the BMS Supervisor and\/or respective commodity manager.<br \/>\n\tAdjusting to unfamiliar situations, demands and changing roles. Seeing changes as an opportunity and being receptive to new ideas.<\/p>\n<p>QUALIFICATIONS AND SKILLS<br \/>\nThe Applicant must meet the following requirements:<\/p>\n<p>\tMatric (Senior Certificate)<br \/>\n\tN4-N6 Electrical Infrastructure\u00a0<br \/>\n\tCertificate: Building Management Systems (advantageous)\u00a0<br \/>\n\tRelevant Trade Test (electrical, HVAC)<br \/>\n\tValid SA Driver\u2019s License<br \/>\n\t5+ years expertise in installation and maintenance of BMS and the electronic control of Building Services Systems.
