We are seeking an experienced Professional Project Lead Cost Manager\/Quantity Surveyor to join our dynamic team in Johannesburg. This role will focus on data centre projects, which involve high-spec technical requirements and fast-track delivery schedules. The ideal individual should have a strong background in cost management, commercial control, risk mitigation and value optimization across building and infrastructure projects.
\n\tExperience with MEPF (Mechanical, Electrical, Plumbing, and Fire) services will be highly beneficial, given the complexity and importance of these systems in data centres. Prior data centre experience is advantageous but not mandatory.
\n\tYou will play a key role in working with the account lead to ensure accurate cost estimation, financial reporting, process efficiency and contractual compliance throughout the project lifecycle as well as management, growth and development of the project team<\/p>\n
Job Description
\nCost Planning & Estimation:<\/p>\n
\tPrepare detailed cost estimates and Bills of Quantities (BoQ) for construction projects, including specialized systems common in data centres (e.g. MEPF services and equipment)
\n\tConduct value engineering exercises to identify cost savings proposals without compromising quality
\n\tDevelop multi-scenario forecasts to support client decision-making
\n\tProvide accurate cost advice throughout the design and construction phases<\/p>\n
Tendering & Procurement:<\/p>\n
\tManage tender processes, including preparation of prequalification, tender lists, tender documents and evaluation of bids
\n\tNegotiate with contractors, subcontractors and suppliers to ensure competitive pricing and value for money
\n\tAdvise on procurement strategies to optimize supplier selection and contract terms<\/p>\n
Contract Administration:<\/p>\n
\tDraft and review contracts in line with client standards, FIDIC and JBCC standards
\n\tOversee post-contract cost control: Interim valuations, progress payments, change orders, and final accounts
\n\tManage contractual claims (e.g., variations, EOTs) with quantum assessments and entitlement reviews
\n\tMonitor cost variances against baselines, implementing corrective actions to maintain budget adherence<\/p>\n
Project Financial Control:<\/p>\n
\tProduce accurate monthly cost reports with variance analysis, cash flows and risk projections.
\n\tEnsure audit-ready documentation for compliance and client audits
\n\tReconcile as-built costs against estimates, capturing lessons learned for internal knowledge base
\n\tForecast and maintain accurate Estimated final costs (EFC\u2019s) for the projects
\n\tManage internal benchmarking and lesson learnt reports across the various projects<\/p>\n
Risk & Value Management:<\/p>\n
\tIdentify potential cost risks and implement mitigation strategies.
\n\tAdvise on value engineering opportunities, especially for complex mechanical and electrical systems.<\/p>\n
Collaboration & Communication:<\/p>\n
\tWork closely with the account lead, client, project managers and project team to ensure financial objectives are met
\n\tManagement, growth and development of the internal project team
\n\tIdentify cross-selling opportunities and contribute to bids for new commissions and continuous appointment
\n\tDrive process improvements to enhance consultancy efficiency (e.g., standardized templates and processes).
\n\tManage internal project financials, e.g. project and contract setup, forecasting, invoice generation and issuance to clients<\/p>\n
Qualifications
\nEducation:<\/p>\n
\tBachelor\u2019s Degree or Diploma in Quantity Surveying.<\/p>\n
Professional Registration (Mandatory):<\/p>\n
\tProfessional Quantity Surveyor (PrQS) with the SACQSP or RICS.<\/p>\n
Experience:<\/p>\n
\tMinimum 8\u201310+ years in quantity surveying within the construction industry (building, civil, or infrastructure projects).
\n\tExperience with data centre projects will be advantageous but is not essential.
\n\tExperience in MEPF services is highly beneficial.<\/p>\n
Technical Skills:<\/p>\n
\tProficient in Dimension X (DIMX), CostX, WinQS, and Microsoft Excel for measurement and cost management.
\n\tStrong understanding of commercial management, construction contracts and procurement processes.<\/p>\n
Soft Skills:<\/p>\n
\tExcellent analytical, negotiation, and communication skills.
\n\tAbility to work collaboratively with the account lead, project team and client.
\n\tManage multiple projects and teams simultaneously.<\/p>\n
