Boksburg"},"content":{"rendered":"<p>About the role<\/p>\n<p>\tWe are seeking a skilled and experienced Maintenance Manager to oversee the maintenance of retail facilities including tiling, painting, plumbing, ablutions, mall signages, lifting equipment, signal network (MTN, Vodacom, OpenFibre) and contractor management, ensuring high standards, safety, and cost efficiency.<\/p>\n<p>What you will bring<\/p>\n<p>Inherent requirements for the position (non-negotiable)<\/p>\n<p>\tTertiary qualifications in Project Management, Construction Management, or similar technical fields.<br \/>\n\tStrong technical background and skills.<br \/>\n\tBetween 5 to 7 years\u2019 experience in Facilities Management within large-scale retail, commercial, or industrial property environments.<br \/>\n\tAdditional demonstrable requirements:<br \/>\n\tStrong administrative skills, including reporting and adherence to administration principles.<br \/>\n\tExcellent interpersonal and negotiation skills.<br \/>\n\tEffective planning, organizing, and time management abilities.<br \/>\n\tOwn transport and a valid driver\u2019s license.<br \/>\n\tUnderstanding of lease conditions and house rules and housekeeping principles<br \/>\n\tProficient in Occupational Health and Safety (OHS) and Safety, Health, and Environment (SHE) Acts.<br \/>\n\tBasic knowledge of the Building Control Act (BCE).<br \/>\n\tAdvanced technical knowledge related to facilities management.<br \/>\n\tExperience in contract management.<br \/>\n\tComputer literacy (MS Office).<\/p>\n<p>What you will be doing<\/p>\n<p>Building &amp; Infrastructure Maintenance:<\/p>\n<p>\tOversee the maintenance of all building elements, including flooring (tiles), walls, ceilings, piping, and structural components.<br \/>\n\tEnsure that all public areas, tenant spaces, and service areas are maintained to a high standard of safety and presentation.<br \/>\n\tConduct routine inspections to identify defects, wear and tear, and potential risks.<br \/>\n\tCoordinate and manage repairs to prevent further deterioration and to ensure the longevity of assets.<br \/>\n\tEnsure that all mall signage, including directional and height restriction signage, is maintained in good condition and clearly visible.<\/p>\n<p>Ablution &amp; Hygiene Facilities:<\/p>\n<p>\tManage maintenance of all ablution facilities including toilets, urinals, basins, taps, and associated plumbing.<br \/>\n\tEnsure facilities are fully functional, clean, and compliant with hygiene and health standards.<br \/>\n\tRespond quickly to leaks, blockages, and equipment failures to minimize downtime.<br \/>\n\tMonitor water usage and identify inefficiencies or wastage.<\/p>\n<p>Plumbing &amp; Water Systems:<\/p>\n<p>\tOversee maintenance and repairs of all plumbing systems including piping, drainage, sewer lines, and water supply systems.<br \/>\n\tEnsure proper functioning of pumps, valves, and water reticulation systems (Mechanical only).<br \/>\n\tCoordinate emergency repairs for burst pipes, leaks, and blockages.<br \/>\n\tEnsure preventative maintenance schedules are implemented to avoid system failures.<\/p>\n<p>Finishes (Tiling, Painting &amp; General Repairs):<\/p>\n<p>\tManage all tiling works including repairs, replacements, and installations across the facility.<br \/>\n\tOversee painting projects (internal and external) ensuring high-quality finishes aligned with retail standards.<br \/>\n\tEnsure consistency in finishes across common areas and tenant-facing spaces.<br \/>\n\tInspect completed work to ensure durability and aesthetic quality.<\/p>\n<p>Contractor Management (External Maintenance):<\/p>\n<p>\tSource, appoint, and manage contractors for tiling, plumbing, welding, carpentry, and painting services.<br \/>\n\tDevelop and manage Service Level Agreements (SLAs) with contractors.<br \/>\n\tMonitor contractor performance, ensuring adherence to timelines, quality standards, and budgets and consumable stock.<br \/>\n\tEnsure contractors comply with health and safety regulations and site rules.<br \/>\n\tConduct regular performance reviews and maintain an approved contractor database.<\/p>\n<p>People Management:<\/p>\n<p>\tSupervise the Maintenance Coordinator and all maintenance staff.<br \/>\n\tPlan, allocate, and monitor daily maintenance tasks, including work orders and job cards.<br \/>\n\tEnsure effective communication between internal teams, tenants, and external contractors.<br \/>\n\tPrioritise urgent repairs while effectively managing planned maintenance activities.<br \/>\n\tLead, mentor, and develop the maintenance team, including the Maintenance Coordinator.<br \/>\n\tEstablish clear performance objectives and regularly monitor team performance.<br \/>\n\tProvide ongoing training and support to enhance technical and operational capabilities.<br \/>\n\tFoster a culture of accountability, teamwork, and continuous improvement within the team.<\/p>\n<p>Preventative Maintenance &amp; Inspections:<\/p>\n<p>\tDevelop and implement preventative maintenance plans for all building systems and finishes.<br \/>\n\tSchedule routine inspections to identify and address maintenance issues proactively.<br \/>\n\tMaintain accurate maintenance records, logs, and asset registers.<br \/>\n\tReduce reactive maintenance through proactive planning and early intervention.<\/p>\n<p>Budget &amp; Cost Control:<\/p>\n<p>\tPrepare and manage the annual maintenance budget.<br \/>\n\tMonitor expenditure and ensure cost control across all maintenance activities.<br \/>\n\tObtain quotations and negotiate pricing with contractors and suppliers.<br \/>\n\tIdentify opportunities for cost savings without compromising quality or safety.<\/p>\n<p>Compliance &amp;
