To manage the technical team in delivering the Facilities Management Strategy.<\/p>\n<p>Qualification and Experience<\/p>\n<p>\tA relevant Degree in Engineering fields (i.e., Electrical, Mechanical, Structural, etc.), or Built Environment (i.e. Construction Management, or Quantity Surveying).<br \/>\n\tA post-graduate qualification will be an added advantage<br \/>\n\tA minimum of 8 to 10 years\u2019 experience in the Facilities management industry in Maintenance Management<br \/>\n\tStrong knowledge of Facilities Management, Building Maintenance and National Building Regulations.<br \/>\n\tAt least five years\u2019 experience as a Technical Manager with Project Management experience<br \/>\n\tSound knowledge of the Building Management, Procurement process, Project Management, and Construction Industry Development Board and Contract Management principles.<br \/>\n\tProficiency in project management software tools and methodologies.<br \/>\n\tProven track record of successfully managing multiple complex projects<br \/>\n\tStrong leadership skills and ability to effectively manage and motivate team members<br \/>\n\tExcellent communication, problem-solving, and decision-making skills<br \/>\n\tKnowledge of industry best practices and the ability to adapt them to specific project needs.<\/p>\n<p>Roles and Responsibilities<br \/>\nLIASE WITH:<\/p>\n<p>\tInternal: All levels of IDC Management<\/p>\n<p>External:<\/p>\n<p>\tLocal authorities<br \/>\n\tFire department<br \/>\n\tService Providers<br \/>\n\tConsultants<\/p>\n<p>RESPONSIBILITY INCLUDES \u2013 ensure the maintenance and effective operation of Hard Services to the buildings: Services include the following:<\/p>\n<p>\tElectrical Services: Transformers, Standby generators, Uninterrupted Power Supply (UPS) Systems, Medium and low voltage reticulation systems, including the switchgear, etc.<br \/>\n\tMechanical Services: Lifts; Heating, Ventilation &amp; Air Conditioning, Building Management System (BMS), Hot water generation system, Plumbing, Fire detection and suppression system, including pumping and sprinkler systems<br \/>\n\tStructural, Building and General Maintenance: Carpentry; Floor Finishes; wall finishes; ceiling, and roof finishes; Doors; Ironmongery and Fence.<br \/>\n\tFormulate and maintain an evacuation plan<br \/>\n\tMaintaining records of Workspace plans<\/p>\n<p>MAINTENANCE AND OPERATION OF ENGINEERING SERVICES:<\/p>\n<p>\tEnsure that up-to-date methods of the preventative maintenance programme to improve the longevity of the assets\/equipment and updated regularly.<br \/>\n\tConduct regular inspections with the contractors to ensure compliance<br \/>\n\tOversee the quality of work done by the maintenance contractors in the area of responsibility<br \/>\n\tSite inspections, handover and performance inspections at the end of the contract<br \/>\n\tEnsure that maintenance carried out by contractors is in accordance with the manufacturing and design specifications as per the operating and maintenance manuals.<br \/>\n\tEnsure effective maintenance to optimize the life span of equipment and ensure no disruption to business operations<br \/>\n\tMonitor and report on building performance in terms of utilities and sustainability in line with targets<br \/>\n\tMonitor need for upgrades\/replacements, motivation and budget<br \/>\n\tAttend breakdowns during normal working hours and after hours<br \/>\n\tResearch and benchmark operations to ensure operations are competitive with industry practices.<br \/>\n\tEnsure that all work is carried out in a safe manner and in accordance with the machinery-related ISO, SANS and Occupational Safety Act, National Building Regulation and the Municipal regulations.<br \/>\n\tMonitor the energy consumption of the building and recommend possible measures to save cost and focus on environmental and greening initiatives<br \/>\n\tEnsure appropriate maintenance contracts are in place for all servicing under his\/her control.<br \/>\n\tRegularly review maintenance contracts to ensure cost efficiency.<br \/>\n\tIdentify Risk and manage risk within Operations.<br \/>\n\tDevelop and manage technical processes and procedures to prevent waste and identify improvements that enhance efficiency and effectiveness.<br \/>\n\tProvide input in developing technical strategies and developing operating models.<br \/>\n\tEnsure that sound building engineering life and project management practices and the latest technology is applied<br \/>\n\tEnsure installations are performed within design specifications by conducting regular tests and inspections. Log reading and maintain a register. Take appropriate action when required<br \/>\n\tManage projects in terms of business requirements, quality parameters, deadlines, budgets etc.<br \/>\n\tAll storerooms and plant rooms are kept neat and in good working conditions.<\/p>\n<p>Roles and Responsibilities (cont.)<br \/>\nRECORD KEEPING<\/p>\n<p>\tEnsure that all technical drawings and Manuals are up-to-date, and copies thereof are kept electronically and in the Records office.<br \/>\n\tOfficial minutes of all contract meetings to be kept electronically in the contract file.<br \/>\n\tDocumentation and filing system to be kept up-to-date.<br \/>\n\tAll maintenance-related documentation to be filed accordingly.<\/p>\n<p>PROJECT SUPERVISION<\/p>\n<p>\tOversee the quality of work done by the contractors for projects in line with the maintenance plan<br \/>\n\tSite inspections, handover and performance inspections at the end of the project<\/p>\n<p>INSPECTIONS<\/p>\n<p>\tConduct regular inspections on essential equipment and implement necessary actions and follow-up procedures to address any equipment or system malfunctions promptly.<br \/>\n\tPerform quality inspections on maintenance contractors.<br \/>\n\tThrough consistent inspections and testing, verify that all equipment operates at maximum efficiency and according to design specifications.<br \/>\n\tEnsure that service and repairs meet established quality standards.<br \/>\n\tConfirm compliance with guarantee and insurance requirements.<\/p>\n<p>FINANCIAL MANAGEMENT<\/p>\n<p>\tDevelop and manage Budget: Capex and Opex, as well as life cycle cost management<br \/>\n\tMonitor and control costs and report variance<br \/>\n\tCreate a business case motivating for upgrade, replacement and value-adding opportunities to improve efficiency or modernization, etc<br \/>\n\tReview the cost of spares received from contractors and ensure that the material cost is market-related<br \/>\n\tReview the costs of work when completed, and ensure that labour and material costs are reasonable<br \/>\n\tMonitor breakdown and call-out frequency and check that repair costs are realistic.<br \/>\n\tAnalyse maintenance operations to find efficiencies that will minimize costs.<br \/>\n\tScrutinize payment claims and arrange payment<br \/>\n\tObtain quotations and motivation from the Head of Facilities Management.<br \/>\n\tDevelop a business case for upgrades, replacements and projects that ensure efficiencies<\/p>\n<p>GENERAL<\/p>\n<p>\tEnsure that all tools and testing equipment needed are readily available and kept in a safe working Our values Everything we do is directed by our values: Passion Partnership Professionalism Our mandate The Industrial Development Corporation of South Africa Limited (IDC) was established in 1940 by an Act of Parliament (Industrial Development Corporation Act, No. 22 of 1940) and is fully owned by the South African Government. The IDC was mandated to develop domestic industrial capacity, specifically in manufactured goods, to mitigate the disruption of trade between Europe and South Africa during the Second World War.
