Completes preventive maintenance, installs new equipment, and assists with routine building maintenance. Completes work order records and files all related maintenance paperwork.<br \/>\n\tAssists area staff as required, responds to the maintenance needs of different departments, and keeps management well informed.<\/p>\n<p>ESSENTIAL FUNCTIONS AND BASIC DUTIE<\/p>\n<p>Assumes responsibility for effectively completing assigned maintenance duties.<\/p>\n<p>\tContinuously checks and inspects buildings to identify maintenance needs.<br \/>\n\tResponds promptly and efficiently to tenant maintenance requirements.<br \/>\n\tResponds promptly and efficiently to duties allocated to you by the building supervisor or regional building manager.<br \/>\n\tChecks all main outer and inner doors (broken glass, open and close properly etc).<br \/>\n\tChecks exterior of buildings and identify problem areas.<br \/>\n\tChecks and replace lights inside ladies and gents toilets, foyers, passages, stairways, parking areas. Also checks external security lights.<br \/>\n\tChecks all fittings in toilets (taps, basis, urinals etc).<br \/>\n\tChecks all equipment such as air-conditioning plant, standby pumps, sump pump, water tanks, water feature equipment etc.<br \/>\n\tChecks all fire equipment along with the building supervisor.<br \/>\n\tEnsures that you are familiar with how the emergency equipment functions and what the emergency procedures are.<br \/>\n\tPerforms a visual check of the electrical distribution boards to ensure no loose wiring, etc.<br \/>\n\tPerforms repairs where necessary and if these cannot be repaired, advise building supervisor immediately.<br \/>\n\tIdentifies daily maintenance issues, communicates with the building supervisor and schedules the work for your attendance.<br \/>\n\tInspects equipment, checks operating condition, and logs repair needs.<br \/>\n\tFollows all safety rules and procedures, and operates equipment in accordance with established safety policies and department procedures. Ensures compliance with legal regulations. Completes regular OSH inspections and updates monthly reports as appropriate. Ensures that OSHA requirements are effectively implemented.<\/p>\n<p>Assumes responsibility for tenant installations.<\/p>\n<p>\tPerforms ad hoc quality control checks on tenant installations \u2013 during or on completion.<br \/>\n\tEnsures premises are in satisfactory condition before the tenant moves in<br \/>\n\tAlong with the building manager assists tenants when they move into the premises<br \/>\n\tWhere necessary assists with the removal\/relocation of partitioning<\/p>\n<p>Assumes responsibility for establishing and maintain effective relationships with tenants.<\/p>\n<p>\tMaintains regular contact with tenants.<br \/>\n\tReports all items to building supervisor especially if tenants have lodged complaints.<br \/>\n\tEnsures that urgent matters are reported immediately and attended to immediately.<\/p>\n<p>\u200b\u200b\u200b\u200b\u200b\u200b\u200bAssumes responsibility for maintaining related records.<\/p>\n<p>\tTracks and records repair and maintenance results.<br \/>\n\tCompletes work orders, lists materials issued and used, and files paperwork with appropriate personnel.<br \/>\n\tUpdates equipment maintenance records as appropriate.<br \/>\n\tCompletes equipment and supply orders as assigned.<\/p>\n<p>Assumes responsibility for establishing and maintaining effective working relationships with area staff and with management.<\/p>\n<p>\tAssists area staff as needed.<br \/>\n\tEnsures that management is appropriately informed of area activities.<br \/>\n\tAttends meetings as required.<br \/>\n\tMeets the maintenance needs of different departments throughout the facility.<\/p>\n<p>\u200b\u200b\u200b\u200b\u200b\u200b\u200bAssumes responsibility for related duties as required or assigned.<\/p>\n<p>\tEnsures that work area and grounds are clean, secure, and well maintained.<br \/>\n\tCompletes special projects as assigned.<br \/>\n\tFamiliarises himself with emergency numbers and contractors details in order to assist the building manager or act up in his absence.<\/p>\n<p>\u200b\u200b\u200b\u200b\u200b\u200b\u200bPERFORMANCE MEASUREMENTS<\/p>\n<p>\tMaintenance assignments are completed in accordance with established policies and procedures.<br \/>\n\tSafety regulations are closely followed.<br \/>\n\tMaintenance records, work orders, and department logs are accurate and up-to-date.<br \/>\n\tEquipment is well maintained and in good operating condition.
