About the role<\/p>\n
\tWe are seeking an Operations Manager to manage inspection of buildings, management and control of service- and maintenance contractors, management and control of tenant installations and execution of building relevant activities as predetermined by Property Manager and Centre Manager<\/p>\n
What you will bring<\/p>\n
Inherent requirements for the position (non-negotiable)<\/p>\n
\tMinimum Grade 12 qualification
\n\tBetween 3 \u2013 5 years of relevant experience in Facilities or Operations Management
\n\tElectrical, mechanical, or construction background, as well as technical skills
\n\tExperience in overseeing daily operations and coordinating team efforts.<\/p>\n
Additional demonstrable requirements:<\/p>\n
\tProficiency in computer applications including MS Office (Excel, Word, Powerpoint), as well as business systems such as SAP.
\n\tAwareness and implementation of quality standards.
\n\tBasic contract management abilities.
\n\tProven experience in managing and maintaining service level agreements (SLAs) with vendors and service providers.
\n\tWorking knowledge and understanding of lease conditions.
\n\tAdministration principles and reporting expertise.
\n\tUnderstanding of cost budgeting and control.
\n\tWorking knowledge of statutory requirements, including the Occupational Health and Safety Act.
\n\tExcellent communication skills (verbal and written)
\n\tProficiency in basic numeracy skills<\/p>\n
What you will be doing<\/p>\n
In this role, you will lead efforts in budgeting and expense control, building management and administration, facilities maintenance, and tenant installations. Some of the most important tasks include the following:<\/p>\n
Budgeting & Expense Control:\u00a0<\/p>\n
\tInput on annual expense budget
\n\tControl Monthly expense budget
\n\tManage & Create purchase orders on system
\n\tMaintain stock register
\n\tManage & Issue work orders
\n\tBuilding Management & Administration:
\n\tManage and execute emergency and running maintenance
\n\tManage aspects like cleaning, security and allocation of building sites.
\n\tHousekeeping inspections in accordance with inspection programme
\n\tReinstatement inspections
\n\tVacancy inspections
\n\tCAD vs vacant space inspections
\n\tBuilding inventory
\n\tMonitoring of adherence to house rules and reporting transgression of User Clause
\n\tKey Control
\n\tIssue parking access permits & Auditing of access permits
\n\tEnergy Management (including meter readings) & Municipal Accounts (including electrical recoveries)
\n\tLiaise with internal and external parties on aspects of good housekeeping
\n\tAttend to logged calls
\n\tRegister feet-counts in shopping centers daily (Rental only)
\n\tPopulate and update on records
\n\tRisk Management, example access control
\n\tImplementation of emergency plans
\n\tImplementation & Monitoring of statutory requirements
\n\tCoordinating and processing Public Liability and Property Damage Claims
\n\tCoordinating and Chairing OHSA Meetings<\/p>\n
Tenant Installations, Revamps & Upgrades:<\/p>\n
\tAct as on-site project manager
\n\tManage smaller TI as well as smaller projects, including specifications
\n\tProject Management of Revamps and Upgrading in conjunction with Centre \/ Property Manager<\/p>\n
People Management:<\/p>\n
\tPerformance Management;
\n\tTraining & Development<\/p>\n
