{"id":34853,"date":"2026-04-29T12:02:18","date_gmt":"2026-04-29T12:02:18","guid":{"rendered":"https:\/\/jobs.dataaxisnode.com\/southafrica\/job\/property-operations-manager\/"},"modified":"2026-04-29T12:03:17","modified_gmt":"2026-04-29T12:03:17","slug":"property-operations-manager","status":"publish","type":"job_listing","link":"https:\/\/jobs.dataaxisnode.com\/southafrica\/job\/property-operations-manager\/","title":{"rendered":"Property Operations Manager"},"content":{"rendered":"<p>About the role<\/p>\n<p>\tWe are seeking an Operations Manager to manage inspection of buildings, management and control of service- and maintenance contractors, management and control of tenant installations and execution of building relevant activities as predetermined by Property Manager and Centre Manager<\/p>\n<p>What you will bring<\/p>\n<p>Inherent requirements for the position (non-negotiable)<\/p>\n<p>\tMinimum Grade 12 qualification<br \/>\n\tBetween 3 \u2013 5 years of relevant experience in Facilities or Operations Management<br \/>\n\tElectrical, mechanical, or construction background, as well as technical skills<br \/>\n\tExperience in overseeing daily operations and coordinating team efforts.<\/p>\n<p>Additional demonstrable requirements:<\/p>\n<p>\tProficiency in computer applications including MS Office (Excel, Word, Powerpoint), as well as business systems such as SAP.<br \/>\n\tAwareness and implementation of quality standards.<br \/>\n\tBasic contract management abilities.<br \/>\n\tProven experience in managing and maintaining service level agreements (SLAs) with vendors and service providers.<br \/>\n\tWorking knowledge and understanding of lease conditions.<br \/>\n\tAdministration principles and reporting expertise.<br \/>\n\tUnderstanding of cost budgeting and control.<br \/>\n\tWorking knowledge of statutory requirements, including the Occupational Health and Safety Act.<br \/>\n\tExcellent communication skills (verbal and written)<br \/>\n\tProficiency in basic numeracy skills<\/p>\n<p>What you will be doing<\/p>\n<p>In this role, you will lead efforts in budgeting and expense control, building management and administration, facilities maintenance, and tenant installations. Some of the most important tasks include the following:<\/p>\n<p>Budgeting &amp; Expense Control:\u00a0<\/p>\n<p>\tInput on annual expense budget<br \/>\n\tControl Monthly expense budget<br \/>\n\tManage &amp; Create purchase orders on system<br \/>\n\tMaintain stock register<br \/>\n\tManage &amp; Issue work orders<br \/>\n\tBuilding Management &amp; Administration:<br \/>\n\tManage and execute emergency and running maintenance<br \/>\n\tManage aspects like cleaning, security and allocation of building sites.<br \/>\n\tHousekeeping inspections in accordance with inspection programme<br \/>\n\tReinstatement inspections<br \/>\n\tVacancy inspections<br \/>\n\tCAD vs vacant space inspections<br \/>\n\tBuilding inventory<br \/>\n\tMonitoring of adherence to house rules and reporting transgression of User Clause<br \/>\n\tKey Control<br \/>\n\tIssue parking access permits &amp; Auditing of access permits<br \/>\n\tEnergy Management (including meter readings) &amp; Municipal Accounts (including electrical recoveries)<br \/>\n\tLiaise with internal and external parties on aspects of good housekeeping<br \/>\n\tAttend to logged calls<br \/>\n\tRegister feet-counts in shopping centers daily (Rental only)<br \/>\n\tPopulate and update on records<br \/>\n\tRisk Management, example access control<br \/>\n\tImplementation of emergency plans<br \/>\n\tImplementation &amp; Monitoring of statutory requirements<br \/>\n\tCoordinating and processing Public Liability and Property Damage Claims<br \/>\n\tCoordinating and Chairing OHSA Meetings<\/p>\n<p>Tenant Installations, Revamps &amp; Upgrades:<\/p>\n<p>\tAct as on-site project manager<br \/>\n\tManage smaller TI as well as smaller projects, including specifications<br \/>\n\tProject Management of Revamps and Upgrading in conjunction with Centre \/ Property Manager<\/p>\n<p>People Management:<\/p>\n<p>\tPerformance Management;<br \/>\n\tTraining &amp; Development<\/p>\n<p>Apply via company website ( N \/ A ) or<\/p>\n<p>excelleratejhicom.simplify.hr<\/p>\n<p>&nbsp;<\/p>\n","protected":false},"author":2,"featured_media":0,"template":"","meta":{"_promoted":"","_job_location":"","_application":"http:\/\/excelleratejhicom.simplify.hr","_company_name":"Excellerate JHI","_company_website":"http:\/\/N%20\/%20A","_company_tagline":"At Excellerate JHI, we offer comprehensive guidance and support to property owners and occupiers, covering every aspect of their property strategies.
