ROLE PURPOSE:<\/p>\n
\tTo manage Landlord relationships, end to end within company
\n\tCession of Lease Agreements: To obtain consent from landlords for the transfer of existing lease agreements
\n\tLease Renewals: To manage and renew lease agreements, ensuring favorable terms for the company.
\n\tTo manage strategic and operational Property related projects, negotiations, and reporting<\/p>\n
RESPONSIBILITIES WILL INCLUDE:<\/p>\n
\tBuild and maintain good business relationships with landlords in line with company services and ;
\n\tPerformance Management Framework and objectives
\n\tStakeholder engagement with relevant landlords, stakeholder and government bodies\/ associations to strategically position the company to achieve its long-term objectives.
\n\tImplement the companies services strategy with the aim of maximizing onward tenancies and cost containment in the long run
\n\tTimely renewal and lease renegotiation of rentals (focus on reduction of rentals)
\n\tTo facilitate communication between company, Landlord and contractors.
\n\tRegular Site Meetings and updates with Landlords
\n\tDispute resolution and ensuring business continuity
\n\tManage ground rent direct expense budget
\n\tSupport of site activities and access including upgrades through close coordination with landlords and customer stakeholders
\n\tReporting and tracking, on the status of lease agreements and negotiations
\n\tLiaising with Landlord Relationship Specialists, requires teamwork and the ability to work as a unit within a larger property management framework
\n\tWorking on ad-hoc projects as requested by line manager and the organization<\/p>\n
CORE COMPETENCIES:<\/p>\n
\tUnderstanding of Basic Telecommunications Principles and site layout.
\n\tNegotiation Skills including dispute management skills, is vital
\n\tCommunication Skills, essential for liaising with various stakeholders, including landlords, contractors, and internal teams.
\n\tContract management: Having understanding and Business acumen in dealing with contract clauses and implementation, ensuring all legal and procedural requirements are complied to.
\n\tOrganizational Skills, necessary for managing multiple leases, renewals, and workload
\n\tProblem-Solving Skills, useful for addressing any issues that arise during the negotiation or cession process.
\n\tAttention to Detail and reporting skills: Critical for drafting leases, capturing information,
\n\tExcel, smart sheets and systems knowledge and ability to report on and analyse statistics.<\/p>\n
KNOWLEDGE AND EXPERIENCE:<\/p>\n
\tLandlord dispute resolution \/ management \/ Persuasion and influencing skills
\n\tContract management and basic contract law
\n\tRelationship management
\n\tStakeholder management
\n\tExcellent interpersonal skills
\n\tKnowledge of Town Planning Environment
\n\tUnderstanding of Geographical Maps<\/p>\n
TECHNICAL\/PROFESSIONAL QUALIFICATIONS:<\/p>\n
\tRelevant 3 year Degree \/ National Diploma \/ Equivalent experience (Knowledge Skill Abilities) in Property, Town Panning, Law, or relevant Built Environment qualification.
\n\tUnderstanding of basic business principles
\n\tRelevant Property Legislation & leasing
\n\tKnowledge of Policies and procedures
\n\t3- 5 years experience in a similar role
\n\t3 – 5 years Negotiating experience
\n\t3 – 5 years working with property\/base stations\/telecoms (Desirable)<\/p>\n
