MAIN FUNCTIONS OF THE JOB<\/p>\n
Strategic Facilities Management<\/p>\n
\tEnsure all areas and assets within the facilities are maintained to Operational and Safety standards
\n\tImplement proactive maintenance schedules and manage emergency repairs promptly
\n\tMonitor and maintain compliance with health, safety, and regulatory requirements
\n\tStandardize facilities policies, procedures, and service levels across all sites.
\n\tProvide leadership and guidance to site-based facilities teams.
\n\tDemonstrate the ability to make innovative and strategic decisions independently, while remaining receptive to guidance and direction when required.
\n\tMaintain consistently high standards of cleanliness and organisation across all workshop and storeroom areas to ensure a safe, efficient, and professional working environments.
\n\tEnsure timely response and resolution of issues to minimise operational disruption<\/p>\n
Maintenance Program Development & Management<\/p>\n
\tDevelop and implement comprehensive preventive and predictive maintenance programs for all building systems (e.g. grounds, fa\u00e7ade, office and stores related HVAC, comfort cooling, electrical, plumbing, fire safety, lifts, etc.).
\n\tEstablish maintenance schedules, checklists, and performance benchmarking across facilities to ensure efficiency, consistency and standardisation.\u00a0
\n\tUtilize CMMS or other tools at your disposal to track works tickets, asset trends and history, and compliance with relevant industry and regulatory codes and standards.
\n\tConduct regular site-based audits and inspections to ensure effectiveness of maintenance program and drive for continuous improvement.
\n\tCollaborate with site-based facilities teams, OEMs and\/or service providers to ensure equipment efficiency, reliability and lifecycle optimisation.<\/p>\n
Operational Oversight<\/p>\n
\tEnsure optimal performance of building systems including but not limited to grounds, fa\u00e7ade, HVAC, comfort cooling, electrical, plumbing, fire safety, lifts, etc.\u00a0
\n\tManage preventive and corrective maintenance programs across all locations.
\n\tActive participation in inventory management of all critical spares.
\n\tEnsure that records, drawings and schematics of the facilities under your direction are up to date, accurate and maintained.
\n\tAssist Data Centre Managers with maintaining exceptional aesthetic standards within the data centres.
\n\tShare knowledge and best practices across all facilities by building close relationship with Data Centre Managers and peers.
\n\tManage escalated support cases and lead appropriate internal resources and\/or 3rd party vendors to resolution.
\n\tActive participation in new data centre builds or expansions.
\n\tEnsuring comprehensive Root Cause Analysis are completed for all incidents\/outages.\u00a0
\n\tFoster a culture of collaboration between Facilities Management and all departments within the organisation.\u00a0
\n\tFoster a culture of accountability, collaboration, and continuous improvement across all teams.
\n\tExcellent communication skills and ability to interact professionally with a diverse group of clients, colleagues and staff.

\n\tMonitor, measure and maintain compliance with OSH act, ISO 9001, ISO 14001, ISO45001, ISO 27001, ISO50001, SANS and other relevant building codes.\u00a0
\n\tActive involvement in periodic self-assessment, internal and external audits.<\/p>\n
Team Leadership & Development<\/p>\n
\tLead, mentor, and manage a national team of site-based facilities supervisors, and assistants.
\n\tSet clear KPIs and performance expectations, conducting regular reviews and coaching with direct reports.
\n\tDefining of personal development plans for direct reports.
\n\tGuide and develop staff by working with HR to ensure skills, training and performance requirements are met.
\n\tEnsure adequate staffing and succession planning across all teams.
\n\tActive involvement with staff onboarding, providing support and adherence to BEE targets when onboarding new resources.
\n\tDevelop and implement a skills development and qualification program across all facilities.
\n\tFoster a culture of accountability and continuous improvement within the team\u00a0<\/p>\n

Vendor & Contract Management<\/p>\n
\tEstablish a reliable contractor base across all regions and facilities.\u00a0
\n\tOversee and manage service providers, ensuring service quality and adherence to agreed standards.
\n\tOversee national contracts for painting, plumbing, life safety systems, comfort cooling, cleaning, general maintenance, and other services which may be deemed applicable to your department.
\n\tNegotiate service level agreements and monitor vendor performance.
\n\tDrive cost efficiencies and ensure consistent and quality service delivery.<\/p>\n
Budgeting & Reporting<\/p>\n
\tDevelop and manage a national facilities budget, including forecasting and expenditure control.
\n\tProvide regular reporting on facilities performance, risks, and project progress to senior leadership.<\/p>\n
Risk Management & Compliance<\/p>\n
\tEnsure all facilities meet applicable local\/international legal, regulatory, and internal compliance standards.
\n\tLead emergency preparedness planning and incident response coordination.
\n\tConduct regular audits and risk assessments across all sites.<\/p>\n
QUALIFICATIONS AND EXPERIENCE<\/p>\n
\tDiploma or Bachelor\u2019s degree in Facilities Management, Engineering, Business Administration, or related field.
\n\t5+ years of progressive experience in a facilities management role, with at least 3 years in a national or multi-site leadership role.
\n\tStrong knowledge of building systems, maintenance best practices, and regulatory compliance.
\n\tProven experience managing multi skilled, geographically dispersed teams, complex buildings and intricate vendor relationships.
\n\tExcellent leadership, communication, and project management skills.
\n\tExperience in inventory or spare parts management systems (e.g. SAP MM module) would be advantageous.<\/p>\n
Preferred Certifications<\/p>\n
\tHigher Certificate in Facilities Management.
\n\tProject Management Professional.
\n\tHealth & Safety Certification.
\n\tGreen Building or Energy Management Certification.<\/p>\n
