The Credit (Debt) Controller will \u00a0be responsible for managing and recovering outstanding rental arrears across the property portfolio. This role ensures timely collection of rental income, maintains accurate debtor records, and upholds positive tenant relationships while enforcing collection policies and legal compliance.<\/p>\n
To qualify for this position, you need:<\/p>\n
\tMatric.
\n\tMinimum of 3-5 years relevant experience.
\n\tExperience with customer service.
\n\tProperty related experience.
\n\tStrong communication and negotiation skills.
\n\tAbility to handle difficult people and conversations calmly and professionally.
\n\tAbility to handle high volume and attention to detail.
\n\tComputer literate<\/p>\n
Duties and responsibilities include, but not limited to:<\/p>\n
Debt Recovery & Arrears Management:<\/p>\n
\tMonitor tenant accounts daily to identify overdue payments.
\n\tIssue reminders, final notices, and follow up with tenants via phone, email, and written correspondence.
\n\tNegotiate payment arrangements and maintain accurate repayment schedules.
\n\tEscalate persistent arrears cases to legal or eviction processes in line with company policy.<\/p>\n
Administration & Record Keeping:<\/p>\n
\tMaintain up-to-date tenant account records on the property management system.
\n\tReconcile tenant payments, allocate receipts, and resolve discrepancies.
\n\tPrepare monthly arrears reports and analytics for management review.
\n\tTrack collection performance metrics and assist with forecasting cash flow from rental income.<\/p>\n
Communication & Coordination:<\/p>\n
\tLiaise with property managers, landlords, and tenants to resolve disputes professionally.
\n\tCoordinate with legal partners or external debt collection agencies where necessary.
\n\tSupport the finance team with month-end reporting and audit requirements.<\/p>\n
Compliance & Process Improvement:<\/p>\n
\tEnsure all collection activities comply with relevant rental housing legislation, data protection, and consumer credit regulations.
\n\tRecommend and implement process improvements to enhance collection efficiency and tenant engagement.<\/p>\n
