\n\tConduct variance analysis and provide detailed commentary on financial performance\u00a0
\n\tAnalyse and reconcile balance sheet accounts\u00a0
\n\tPrepare monthly balance sheet reconciliations\u00a0
\n\tCompile monthly management packs and CAPEX reports\u00a0
\n\tMonitor cash flow and oversee weekly bank reconciliations\u00a0
\n\tEnsure accurate and timely processing of invoices and payments\u00a0
\n\tSubmit accurate VAT returns within required deadlines\u00a0
\n\tEnsure adherence to all monthly finance deadlines relating to debtors, creditors, and payments<\/p>\n
Budgeting & Forecasting<\/p>\n
\tAssist in the preparation and management of annual operational and capital budgets\u00a0
\n\tMonitor actual expenditure against budget and investigate variances\u00a0
\n\tPrepare financial forecasts and cash flow projections\u00a0
\n\tSupport long-term financial planning and asset performance analysis\u00a0<\/p>\n
Tenant & Lease Administration<\/p>\n
\tReview and ensure accurate rental statements are issued to tenants monthly in accordance with lease agreements\u00a0
\n\tEnsure recoveries for operational costs are correctly raised\u00a0
\n\tManage tenant recoveries, turnover rentals, and arrears processes\u00a0
\n\tFollow up on outstanding debtor accounts and liaise with collection attorneys where necessary\u00a0
\n\tEnsure arrears remain within acceptable limits\u00a0
\n\tBuild and maintain strong tenant relationships through professional communication and problem resolution\u00a0<\/p>\n
Audit, Compliance & Controls<\/p>\n
\tMaintain accurate financial records for audit purposes\u00a0
\n\tCoordinate and manage annual external audits\u00a0
\n\tDevelop, implement, and maintain financial controls and procedures\u00a0
\n\tEnsure compliance with company policies, accounting standards, and statutory requirements\u00a0
\n\tMaintain proper documentation and filing systems for tenant and supplier information\u00a0
\n\tEnsure confidentiality and secure handling of financial and tenant records\u00a0<\/p>\n
Operational & Stakeholder Management<\/p>\n
\tLiaise regularly with the General Manager regarding projections, accruals, and financial anomalies\u00a0
\n\tManage petty cash processes and monthly submissions\u00a0
\n\tLiaise with owners, co-owners, suppliers, service providers, and internal departments\u00a0
\n\tAssist with ad-hoc reporting, projects, and operational finance requirements\u00a0
\n\tOversee purchase order processes and contractual invoice management\u00a0
\n\tInvestigate and resolve council billing queries and contractual discrepancies\u00a0
\n\tSupport operational efficiency improvements and process optimisation initiatives<\/p>\n

Requirements<\/p>\n
Qualifications & Experience Required<\/p>\n
\tBCom Accounting BCompt Accounting, or equivalent qualification\u00a0
\n\tMinimum 5 years\u2019 hands-on experience within a finance department\u00a0
\n\tPrevious experience in a management role\u00a0
\n\tExperience within retail property, commercial property, or shopping centre management will be advantageous\u00a0
\n\tStrong understanding of lease agreements, recoveries, rental structures, and property-related accounting\u00a0
\n\tAdvanced Microsoft Excel skills\u00a0
\n\tExperience working with property management or financial systems advantageous\u00a0<\/p>\n
