\nAbout the role:
\nThe Project Manager is responsible for leading the construction of an 84-unit housing development in Kalumbila. The role involves overseeing all aspects of construction execution, managing small contractors (generally hired on a labor-only basis), ensuring adherence to budget and timelines, and maintaining quality and safety standards. The Project Manager will serve as the key point of accountability for project delivery, coordinating procurement, cost control, site operations, and reporting.
\nKey Responsibilities:
\n1. Project Execution & Coordination<\/p>\n
Develop and maintain a comprehensive project plan (Gantt chart).
\nOversee daily construction activities, ensuring progress aligns with the schedule.
\nManage relationships with all small contractors, ensuring smooth workflow.
\nEnsure efficient procurement, effective material usage, and minimal waste.<\/p>\n
2. Contractor & Workforce Management<\/p>\n
Hire, manage, and oversee small builders, technical contractors, and tradesmen.
\nEnsure contractors adhere to agreed-upon work scopes and quality standards.
\nResolve any contractor disputes or performance issues.<\/p>\n
3. Budget & Cost Control<\/p>\n
Work closely with the Quantity Surveyor (QS) to track costs and approve contractor payments.
\nEnsure all work is completed within the approved budget.
\nIdentify and mitigate cost overruns and unnecessary expenditures.<\/p>\n
4. Quality & Compliance<\/p>\n
Ensure all work meets architectural and engineering specifications.
\nConduct regular quality control (QC) inspections and address deficiencies.<\/p>\n
5. Procurement & Logistics Coordination<\/p>\n
Oversee procurement leads to ensure timely delivery of materials.
\nCoordinate with suppliers and site team to maintain steady material flow.
\nEnsure procurement decisions align with project budget and timeline.<\/p>\n
6. HR and H&S<\/p>\n
Oversee health and safety measures, ensuring a safe workplace and compliance with appropriate regulations.
\nMaintain responsibility for all HR matters onsite<\/p>\n
7. Reporting & Communication<\/p>\n
Provide weekly progress reports to executive management.
\nMaintain clear documentation of project milestones, challenges, and resolutions.
\nServe as the primary liaison between the field team and company leadership.<\/p>\n
Desired Skills and Experience\u00a0
\nEducation<\/p>\n
Bachelor\u2019s degree in Construction Management, Civil Engineering, or a related field preferred. Equivalent experience will be considered.<\/p>\n
Experience<\/p>\n
Minimum 8 years of experience in construction project management, including at least 3 years directly managing large teams on formal project sites.<\/p>\n
Skills & Competencies<\/p>\n
Strong leadership and contractor management abilities.
\nProficiency in project scheduling tools (e.g., MS Project or MS Excel Gantt charts).
\nFamiliarity with labor-only contracts and managing multiple small contractors.
\nProficiency with building material procurement, and familiarity with local suppliers.
\nAbility to monitor costs, approve payments, and enforce budget discipline.
\nStrong problem-solving skills and the ability to make quick, informed decisions.
\nExcellent communication and reporting abilities.<\/p>\n
