Job Description
\n\t\t\t\tAs the Property Manager, you will be the frontline defender of legal compliance and financial integrity within sectional title schemes. You will be responsible for applying expert knowledge of the STSMA and CSOS Acts, managing budgets, coordinating statutory meetings, and resolving day-to-day homeowner billing and maintenance issues. This is not just a property role; it’s about problem-solving, preserving owner relationships, and optimizing scheme financial processes.<\/p>\n
\t\t\t\tDuties and Responsibilities
\n\t\t\t\t1. Legal & Statutory Compliance\u2022\tMaintain in-depth knowledge of the Sectional Title Schemes Management Act (STSMA) and the Community Schemes Ombud Services Act (CSOS) to ensure full compliance.\u2022\tLiaise with the CSOS on dispute resolution matters as required.\u2022\tEnsure all scheme governance documents (conduct rules, management rules) are up-to-date and enforced.2. Financial Management\u2022\tLead the budgeting and forecasting process, including the preparation of annual budgets for Trustee approval.\u2022\tMonitor levy collections, reserves, and operating costs against the approved budget.\u2022\tProvide variance reports and financial recommendations to the Trustees.3. Systems & Technology\u2022\tAbility to use MDA (Property Management Software) for daily accounting, levy administration, and owner tracking.\u2022\tAbility to use WeConnectU for resident communication, document sharing, maintenance requests, and online voting.4. Meeting Coordination & Governance\u2022\tEnd-to-end coordination of statutory online meetings, including:\u2022\tAnnual General Meetings (AGMs)\u2022\tSpecial General Meetings (SGMs)\u2022\tDeveloper Meetings\u2022\tPrepare agendas, minutes, and ensure quorum requirements are met via digital platforms.5. Homeowner Support & Relations\u2022\tProvide day-to-day support to homeowners regarding billing inquiries (levy statements, arrears, interest charges).\u2022\tTroubleshoot and log maintenance issues, coordinating with vendors and contractors for timely resolution.\u2022\tServe as the primary point of contact for resident concerns, complaints, and service requests.6. Reporting\u2022\tPrepare and present monthly and quarterly reports to Trustees, Directors, and Property Owners.\u2022\tReporting financial summaries, maintenance status, legal updates, and owner communication logs.<\/p>\n
\t\t\t\tQualifications and Experience
\n\t\t\t\t\u2022\tMinimum 2\u20133 years of experience in sectional title or community scheme management.\u2022\tAccredited with Paddocks, NHBRC, or recognized property management body (preferred).\u2022\tProven proficiency in MDA and WeConnectU is essential.\u2022\tSolid understanding of STSMA and CSOS legislation.<\/p>\n
